Overview

This is an onsite position based at one of our locations: Jacksonville, Gainesville, St. Augustine, or Central Florida. Serves as the subject matter expert for all real estate-related legal matters across the health system. This role provides strategic and transactional legal support for owned and leased properties, hospital and ambulatory facility development, and related commercial agreements. The attorney partners closely with internal stakeholders to mitigate risk, ensure regulatory compliance, and support the organization's growth and operational objectives while reducing reliance on outside counsel.

Responsibilities

• Provide legal counsel on a broad range of healthcare real estate transactions, including acquisitions, dispositions, leases (medical office buildings, outpatient clinics, administrative space), ground leases, easements, rights-of-way, and development agreements. • Draft, review, and negotiate real estate and related commercial contracts to support hospital and ambulatory operations. • Advise on healthcare regulatory considerations related to real estate transactions, including Stark Law, Anti-Kickback Statute, fair market value, commercial reasonableness, and provider-based status. • Manage and coordinate real estate due diligence and closings, including title and survey review, zoning and land use matters, environmental assessments, and licensure coordination. • Support construction and facilities-related legal matters, including construction contracts, AIA agreements, design and development agreements, and risk allocation for delays and change orders. • Partner with internal stakeholders (real estate, facilities, finance, compliance, operations) to support long-term real estate strategy and portfolio management.

Overseeing and Managing External Partners

• Oversee and manage outside counsel, brokers, and development partners to control cost, scope, and quality of legal services. • Provide legal support for major development initiatives, including hospital expansions and new facility openings. • Identify and proactively mitigate legal and business risks associated with real estate and facilities operations.
