The Maintenance Technician IV works directly with the Property Manager and other onsite maintenance to ensure that all vacated apartments are made ārent-readyā, work orders are completed as quickly as possible, and all common area repairs (such as touch-up painting and fixture replacement, etc.) are identified and fixed quickly. p>ā¢ Repair or replace faucets, sinks, toilets, water heaters, garbage disposals, clear drain lines, and other minor plumbing repairs ā¢ Repair or replace caulking, grout, and various crack fillers as needed ā¢ Accurately test for electrical current and troubleshoot minor electrical repairs ā¢ Repair or replace electrical outlets, switches, breakers, GFCI's, 3-way switches, light fixtures, ceiling fans and other minor electrical repairs ā¢ Repair or replace pre-hung doors, locksets, doorknobs, strikers, latches, hinges, door stops, lockboxes, and other minor hardware repairs ā¢ Repair or replace windows, window screens, window blinds, window rescreening and other minor window repairs ā¢ Repair or replace baseboards, door casings, trim moldings, quarter round, base shoe, and other minor hardware repairs ā¢ Repair or replace cabinet doors, drawers, cabinet hinges, and other minor cabinetry repairs ā¢ Repair wall holes, texture, touch up and paint walls and trim and other minor painting tasks. ā¢ Skilled in installation, troubleshooting, repair of, but not limited to the items listed above ā¢ Experience in leveraging technology (laptop, iPad, iPhones, etc.) ā¢ Ability to work on-call and overtime hours, as needed ā¢ Ability to correspond (in writing and verbally) effectively with team members, residents, and vendors ā¢ Work safely, wearing Personal Protective Equipment (PPE) ā¢ Minimum Requirements: ā¢ EPA 608 Certification for Refrigerant Management (At least Type II or Universal Certification required) ā¢ High school diploma or GED ā¢ 5 years maintenance/construction background ā¢ Daily travel between properties ā¢ Must be able to work in environmentally and physically challenging working conditions ā¢ Must be able to lift objects weighing 50lbs or more regularly ā¢ Must be able to effectively communicate verbally and in writing ā¢ Physical Demands: ā¢ Frequently required to sit, talk, and hear ā¢ Regularly required to stand and move; use hands to grasp, squeeze, finger, handle, and feel; reach, push, and pull with hands and arms; twist; reach overhead; stoop, kneel, squat, bend, and crouch ā¢ Regularly required to climb and descend stairs and ladders ā¢ Regularly lift, carry, and move up to 50 pounds ā¢ Vision abilities required by this job include close vision, distance vision, and depth perception ā¢ If driving a company-provided vehicle: coordinate hands and feet, incorporating vision and hearing, to drive safely.
