    JOB DESCRIPTION


    We are seeking a highly driven, growth-minded Residential Construction Sales Representative & Estimator to join our team as our first dedicated in-house commercial team member. In this role, you will take ownership of incoming referral leads, conduct initial site evaluations, produce detailed scopes and estimates using BuilderTrend, and guide high-end clients through complex custom residential projects.

    As the company scales, this position offers a clear career trajectory into a Director-level role overseeing Sales, Marketing, and Design operations.



    ESSENTIAL JOB FUNCTIONS


    • Walk residential remodeling and addition job sites to evaluate client needs, assess structural scope, and proactively identify potential engineering or construction bottlenecks.
    • Manage, nurture, and follow up on incoming referral leads to maintain the Company's high close rates.
    • Create accurate job estimates, cost proposals, and client contracts using BuilderTrend.
    • Utilize Structure Studio design software to assist with spatial planning and project visuals.
    • Build and expand professional referral networks by taking local architects, interior designers, and high-end trade partners to lunches and networking touchpoints.
    • Help implement and structure a formal CRM platform to optimize lead tracking and sales pipeline visibility.
    • Collaborate with the Company's external marketing partner to evaluate campaign effectiveness and lead flow.



    REQUIREMENTS


    • Construction Experience: Strong, practical background in custom residential construction, complex remodeling, home additions, or design-build firms. (Note: Pool-only or production/tract home experience is NOT sufficient).
    • Technical Acumen: Ability to read plans, understand structural components, evaluate site tear-downs, and accurately price labor/materials.
    • Career Growth & Stability: A track record of career progression and tenure (frequent job-hoppers changing positions every 1–2 years will be disqualified).
    • Consultative Selling Skills: High emotional intelligence, patience when guiding indecisive clients, and the ability to sell on quality and value rather than competing on price.
    • Mindset: Highly proactive self-starter, growth-oriented, comfortable with building sales processes from scratch, and focused on solutions over excuses.



    EDUCATION


    • Required: High school diploma/GED with proven, hands-on construction sales and estimating success.
    • Preferred: Degree or coursework in Business Administration, Construction Management, Sales, or Marketing.



    COMPENSATION PACKAGE


    • Base Salary Range: $85,000 – $95,000 USD / year.
    • Training ramp option discussed: ~$1,500/week during initial 30-day onboarding/ride-along phase.
    • Commission Structure:
    • 4% commission on Gross Profit at minimum approved target margins.
    • 5% commission on Gross Profit when exceeding target margins.
    • Commissions kick in as independent selling begins around days 60–90.
    • On-Target Earnings (OTE): The projected OTE is ~$160 - $165k, based on a target of $5M in sales ($2.5M referral, $2.5M self-sourced).



    WORKING CONDITIONS


    • Model: 100% In-Person (Office time + Field/Site visits).
    • Onboarding Phase: The first 30–45 days were spent extensively in the field, riding along with one of the Company's co-owners to align on estimating, client interactions, and project flow.
    • Hours: Full-time salaried position (40+ hours expectation). Must have flexibility to accommodate client schedules for evening or Saturday morning meetings when required.
    • Travel: 100% Local territory travel (Jacksonville, Duval County, St. Johns, Ponte Vedra). No overnight or out-of-state travel required.

    • Talent Harbor Recruiter Screen: Initial vetting call with the Talent Harbor recruitment team.
    • Sales Assessment: Completion of Talent Harbor's Sales Hunter Assessment (evaluating sales style and consultative capability).
    • Zoom Interview: Video interview with the Company's Co-Owners.
    • In-Person Culture Fit: Lunch or dinner meeting with the owners.
    • Pre-Employment Screening: Criminal background check and drug screen.
