Construction Project Manager (Fort Lauderdale/WPB)Position OverviewThe Construction Project Manager owns the successful delivery of glass and glazing projects from contract review through closeout. You will manage scope, schedule, budget, procurement, and quality, working closely with Assistant Project Managers (APMs), subcontractors, suppliers, and clients to keep projects on time, on budget, and built to specification. Key ResponsibilitiesProject Planning and Execution - Review the master contract, quote, and scope of work, and develop project plans covering schedules, budgets, and resources.
- Review the baseline schedule and durations, and inform the APM of any schedule changes and their impact.
- Coordinate internal teams, subcontractors, and suppliers to keep work moving smoothly.
- Make regular site visits to monitor progress, resolve issues, and confirm safety compliance.
- Maintain clear, daily communication with the APM.
Submittals, Shop Drawings, and Field Conditions - Review all phases of shop drawings and submittals, and prepare and submit RFIs and shop drawings to the client, copying the APM.
- Review field conditions submitted by the APM with drafting and engineering, and submit them to the GC.
- Submit tie-down reports to the GC.
- Order and track material samples (aluminum and glass).
Procurement, Ordering, and Delivery - Prepare quantity take-offs (square footage and linear footage) and verify order accuracy against approved shop drawings.
- Submit orders for pricing negotiation with manufacturers and issue releases.
- Build delivery schedules by material category, and confirm dates with the installer and the GC.
- Maintain a weekly container storage tracker.
- Track manufacturer packing lists against project requirements, generate item codes, and submit them to the subcontractor.
- Monitor back orders, and follow up with manufacturers on product damage.
- Manage broken glass orders and track allowances where the contract provides for them.
- Manage brake metal orders and tracking.
Budget and Financial Management - Create the project budget with purchasing, and track costs throughout the project.
- Identify cost-saving opportunities and manage finances within budget constraints.
- Work with finance on expense tracking, invoicing, and account reconciliation.
- Review and sign subcontractor pay applications and change orders.
- Order equipment and track equipment and swing stage usage, movements, and expenses.
- Track purchase orders and trade damages through resolution.
Contract and Change Management - Review and negotiate contracts, change orders, and related documents.
- Review changes in scope, and manage change orders and potential change orders (PCOs), reviewing outstanding PCOs bi-weekly.
- Ensure compliance with contract terms, and resolve disputes or discrepancies.
Quality, Safety, and Compliance - Survey openings (jointly with the subcontractor at the PM's and APM's discretion) and submit survey reports.
- Prepare installer look-ahead schedules and track weekly progress.
- Review subcontractor daily reports and toolbox talks.
- Track inspections and reports, water tests (internal and consultant), permits, and permit runners.
- Implement quality control measures, and confirm workmanship and materials meet industry standards, building codes, and project specifications.
Client Communication and Relationships - Serve as the primary contact for clients, architects, engineers, and other stakeholders.
- Communicate updates, milestones, and challenges clearly and promptly.
- Build relationships that drive client satisfaction and repeat business.
Team Leadership - Lead and support project teams, including site supervisors, subcontractors, and support staff.
- Foster a collaborative, safety-focused environment.
- Provide regular feedback and performance evaluations to support team development.
Risk Management and Reporting - Identify project risks early and develop mitigation plans.
- Maintain accurate project records, including contracts, drawings, permits, and correspondence.
- Prepare progress reports and budget forecasts for stakeholders and senior management.
QualificationsRequired - Bachelor's degree in construction management, engineering, architecture, or a related field (or equivalent experience).
- Proven experience in construction project management, preferably in glass and glazing or curtain wall.
- Strong knowledge of construction processes, building codes, and safety regulations.
- Excellent communication, negotiation, and leadership skills.
- Proficiency in project management software and Microsoft Office, including Excel for tracking.
- Ability to manage multiple projects at once and prioritize effectively.
- Strong analytical and problem-solving skills.
Preferred - PMP or similar project management certification.
- Experience with submittals, shop drawing review, and field measurement processes.
- Experience with contract negotiation and change order management.
