Sales Consultant
The Sales Consultant is responsible for achievement of goals through direct sales of custom homes in the SW Florida area while managing all aspects outlined below. Operating hours: M-S: 10AM-5PM S: 12PM-5PM. Model location: 617 El Dorado Pkwy W. Weekend work is required unless arrangements are made for time off.
Responsibilities:
- Assure proper coverage for the model home at all business times
- Develop and maintain customer database
- Generate and qualify new home prospects (phone, email, other)
- Register all customers with detail recorded if they had a realtor
- Coordinate all design appointments generating complete color selection package for each home
- Manage options or any change orders or subsequent pricing requests with GM and Purchasing
- Ensure all current contracts, forms, and sales disclosures are used to prevent legal consequences
- Coordinate with Sales Assistant in scheduling, meetings, communication, and documentation for a successful home building process for the client and business
- Work with management for accurate pricing for fill, stem wall, culvert, driveway, impact and connection fees for on your lot building agreements
- Act as a liaison with scheduled progress updates, emails, and photos
- Track financing and component parts necessary for closing within original timeline
- Participate with the client with kick-off, frame/electrical, and final walk-through
- Direct homeowners to warranty procedure when necessary
Other Duties:
- Represent the company with honesty and integrity at all times
- Adhere to the principles of fair housing laws at all times
- Market affiliate homesites in conjunction with homebuilding operations
- Coordinate activities on special events (parade, fundraisers, grand openings, etc.)
- Arrange for realtor events and parties with adjusted hours as needed at the model home
- Weekly email correspondence to recent MLS Gulf-Access lot transfers
- Assist in developing sales presentations and marketing material for use in the sales office, real estate offices, board events, design studio, and industry networking venues
- Prepare weekly model traffic reports
- Shop competition regularly to analyze sales, products, design trends, and strategy
- Prepare sales action plans and schedules
- Actively request and follow up on any maintenance needs of the model homes
- Make recommendations on spec home upgrades, material, and color selections
- Work with designers on any models we may build
Other Details:
- Saturday and Sunday is required along with three other weekdays at the model home
- Ten plus years of experience selling in a custom home building environment(preferred)
- This position is an independent contractor (1099) position
- Commission advance/draw against future earnings
- Commission is paid half at contract and half at slab
- Full commission immediately if client submits a 20% deposit
- Company pays 50% of healthcare for individual
- Draw provided...earnings expected to be $200k+
