Property Manager - HUD / Tax Credit

Are you an experienced affordable housing Property Manager who knows HUD and Tax Credit housing and enjoys taking ownership of your communities? Wingate Management Company is looking for a self-motivated Property Manager to oversee three residential properties in the Norfolk, VA area.

This is a multi-site position overseeing approximately 260 units, including two smaller 40-unit communities and Lexington Park, a 180-unit community. We're looking for someone who can work independently, stay ahead of compliance deadlines, and provide excellent service to residents.

What You'll Do

• Oversee the daily operations of three affordable housing communities, including a 180-unit property and two 40-unit properties, while effectively prioritizing the needs of each location.
• Manage HUD and Low-Income Housing Tax Credit (LIHTC) compliance, including annual and interim recertifications, income verification, resident files, and required documentation.
• Oversee waitlist management, applicant eligibility, tenant selection, move-ins, move-outs, and ensure established tenant selection procedures are consistently followed.
• Provide strong leadership and customer service while addressing resident concerns, communicating with applicants and residents, and professionally handling challenging situations.
• Maintain accurate, organized, and audit-ready files while monitoring compliance deadlines, reporting requirements, occupancy, and overall property performance.
• Partner with maintenance, compliance, vendors, and other team members while independently managing multiple priorities across all three communities.

What We're Looking For

The ideal candidate has previous Property Manager experience within HUD, Section 8, Tax Credit/LIHTC, or affordable housing.

You should have hands-on knowledge of recertifications, affordable housing compliance, waitlist management, tenant selection, resident eligibility, and maintaining compliant resident files.

Because this position oversees three properties, we need someone who is a true self-starter. You should be comfortable organizing your own workload, moving between priorities, meeting deadlines, and making decisions without needing constant direction.

Strong customer service, communication, organization, and multitasking skills are essential.
