Job Details

An established mechanical contractor is hiring a Project Manager for its multifamily construction projects. The work ranges from 100-unit apartment communities to 24-story mixed-use high-rises with ground-floor retail. You will be the main point of contact between the company and its General Contractor clients. You will own submittals, budgets, subcontractor coordination, and closeout from buyout through turnover. This is a hands-on, on-site role for someone who builds strong GC relationships and keeps projects on schedule and on budget.

What You'll Do

Act as the primary interface with General Contractors, owners, architects, and engineers, and build rapport that leads to repeat work.
Manage the full submittal process, including product data, shop drawings, and major equipment submittals, so materials are approved and delivered on schedule.
Coordinate scope, buyout, and pricing negotiations with subcontractors and suppliers.
Create and distribute RFIs and change orders, and identify work that falls outside subcontractor scope or budget.
Keep as-built drawings current with all clarifications, changes, directives, and RFIs, coordinated with field supervision.
Manage the project budget proactively by controlling expenses and administering owner and subcontractor billings.
Lead and document subcontractor, coordination, and internal meetings.
Work with the Project Accountant on subcontractor compliance requirements.
Manage closeout documents, owner-required training, and turnover documentation.
Support field operations and partner with the Director of Operations and leadership to resolve project issues.

What You Bring

4+ years of project management experience - multifamily experience is required.
Knowledge of project structure in a construction environment: submittals, RFIs, change orders, and budgets.
Intermediate to advanced computer skills, including spreadsheets, word processing, and engineering software.
Strong communication, organization, and record-keeping skills.
Ability to work independently, set priorities, and perform under deadlines and shifting priorities.
A valid driver's license and the ability to travel to job sites throughout the DMV.

Preferred

Bachelor's degree
PMP certification
CAD proficiency
Experience with Viewpoint Vista or a similar project tracking platform
