Maintenance Supervisor

As a key leader on our service team at Bellemont Victoria I, you will drive resident satisfaction by overseeing prompt repair resolutions, maintaining building systems to high standards, and managing community inventory and upkeep with precision.

We want a dependable, proactive leader skilled in preventative maintenance strategies and vendor coordination. Strong technical expertise in HVAC, plumbing, electrical, appliance diagnostics, and pool maintenance is essential.

• • Requires flexible availability, including potential weekend hours.
• Pay & Perks:
• • $25–$31 per hour (commensurate with experience), plus competitive monthly and bi-annual bonus opportunities.

Qualifications & Skills Required:

• Active HVAC Certification preferred.
• Demonstrated background as  Service Manager or equivalent role.
• In-depth understanding of HVAC units, replacement parts, and control systems.
• Strong leadership skills focused on team growth and constructive collaboration.
• Effective problem-solving capabilities and sound decision-making.
• Comfortable managing operating budgets and controlling costs.
• Clear, professional communication skills across staff, vendors, and residents.
• All necessary HVAC trade licenses and certifications.
• Background in general property management operations is preferred.
• Valid driver's license, clean driving record, and personal vehicle for daily site visits and on-call shifts.
• Must supply own set of standard tools.
• Physical capacity to lift over 50 lbs and climb multiple flights of stairs regularly.
• Customer-first mindset with a solution-oriented attitude.

Key Responsibilities:

• Deliver outstanding service experiences to delight community members.
• Develop cost-efficiency strategies and maintain strict budget control.
• Ensure resident work orders are resolved within a 24-hour window.
• Coordinate team scheduling, daily task priorities, and emergency coverage rotations.
• Act as a hands-on mentor to coach and support maintenance staff.
• Oversee apartment turnover repairs to ensure units meet high standards prior to move-in.
• Execute multi-disciplinary repairs across painting, plumbing, electrical, HVAC, and pool care.
• Maintain clean grounds, address urgent site issues, and mitigate safety risks proactively.
• Build strong relationships with contractors and oversee vendor deliverables and supplies.
• Keep inventory organized and well-stocked while minimizing surplus expenses.
• Enforce risk reduction protocols and oversee the operational maintenance budget.
• Manage procurement efficiently using Appfolio to keep expenses economic.
• Perform active field duties alongside technicians and grounds staff.
• Delegate service requests efficiently to achieve complete 24-hour turnaround times.
• Manage vendor and staff schedules to guarantee 5-day unit turnarounds.
• Handle deposit deduction assessments and participate in team meetings.
