Facilities Operations Assistant

Minimum Requirements:
High school Diploma or GED 
2–3 years of related facilities, maintenance, or healthcare facility experience preferred.
Strong communication, organization, and problem-solving skills.
Basic computer skills and experience with work orders and maintenance documentation.
Valid Massachusetts driver's license and reliable transportation.
Knowledge of commercial building maintenance, janitorial practices, tools, equipment, and safety procedures.
Ability to safely lift and move materials and equipment up to 75 pounds.

Principal Responsibilities:

Plumbing: Ability to troubleshoot and perform routine plumbing maintenance and minor repairs, including leaks, clogged drains, faucets, toilets, fixtures, valves, and other basic plumbing concerns.
Electrical: Working knowledge of basic electrical systems and the ability to troubleshoot routine electrical concerns, including lighting, outlets, switches, fixtures, breakers, and related components within the appropriate scope of the position.
Carpentry and General Repairs: Experience in completing general carpentry and building repairs, including doors, locks, cabinets, shelving, walls, ceilings, trim, hardware, furniture, and other facility components.
HVAC and Mechanical Systems: Working knowledge of commercial HVAC and mechanical systems, including the ability to identify operational concerns,
perform basic troubleshooting and maintenance, monitor system performance, and appropriately coordinate service with qualified HVAC contractors.
Building Automation and Controls: Familiarity with building automation systems, thermostats, controls, timers, and other systems used to monitor or manage heating, cooling, ventilation, and facility operations is strongly preferred.
Floor Care: Experience with commercial floor maintenance, including stripping, waxing, buffing, polishing, and maintaining multiple flooring types.
Snow and Ice Removal: Ability to safely operate snow blowers and other snow- removal equipment and participate in snow and ice removal activities at entrances, sidewalks, parking areas, and other designated locations.
Preventive Maintenance: Demonstrated experience conducting scheduled preventive maintenance on facility systems, equipment, fixtures, and building components to reduce breakdowns, extend equipment life, and identify issues before they become significant operational problems.
Life-Safety Systems: Familiarity with fire alarms, sprinkler systems, emergency lighting, exit signage, fire extinguishers, emergency generators, and other life- safety equipment, including the importance of required inspections, testing, and documentation.

Emergency Response: Ability to respond appropriately to urgent facility issues, including water leaks, loss of heating or cooling, electrical concerns, building damage, safety hazards, and other conditions that may impact staff, patients, visitors, or continued operations.
Troubleshooting and Problem Solving: Strong mechanical aptitude and the ability to evaluate facility issues, identify potential causes, determine appropriate responses, and escalate concerns that require specialized technical expertise.
Work Orders and Maintenance Documentation: Experience receiving, prioritizing, completing, and documenting facility work orders. 
Multi-Site Facilities Operations: Ability to support multiple facilities, prioritize requests across locations, travel between sites as necessary, and appropriately respond to competing operational priorities.
Safety and Hazard Identification: Ability to identify unsafe facility conditions, take appropriate corrective action, report hazards, and maintain work areas in accordance with workplace safety standards.
Equipment and Tool Operation: Demonstrated ability to safely operate hand tools, power tools, ladders, snow-removal equipment, floor-care equipment, and other equipment associated with commercial building maintenance.

Working Conditions:
Ability to perform physically demanding work, including prolonged standing and walking.
Ability to lift, carry, push, pull, bend, stoop, kneel, climb, and reach.
Ability to lift and move materials and equipment weighing up to 75 pounds or more.
Ability to work outdoors in varying weather conditions, including during snow and ice removal.
May occasionally be required to work extended hours, weekends, evenings, or outside normal business hours in response to facility emergencies or operational needs.
