    About the Role:

    As a CBRE Engineering Ops Manager, you will lead the engineering and technical operations team supporting one of our premier clients in the retail sector. This position sits on-site with the client in Spartanburg, SC and is responsible for overseeing engineering operations across a portfolio of four buildings, including approximately 3 million square feet of distribution space and additional office space.

    This role is part of CBRE's Engineering and Technical Services function and is responsible for leading the implementation, coordination, and management of all mechanical, electrical, and facility infrastructure operations. You will oversee a team responsible for preventive maintenance, equipment repairs, system reliability, and operational performance, ensuring critical building systems remain safe, efficient, and fully operational.

    As a trusted partner to client leadership, you will drive maintenance strategies, optimize engineering processes, support capital planning initiatives, and provide technical guidance on complex building systems. Success in this role requires strong leadership, operational expertise, and the ability to balance day-to-day facility needs with long-term reliability and performance objectives across this large-scale industrial portfolio.

    What You'll Do:

    • Lead and develop a team of engineering and maintenance professionals, including workforce planning, recruiting, hiring, training, performance management, and career development.
    • Direct day-to-day engineering, maintenance, and facility operations across a portfolio of four buildings totaling approximately 3 million square feet of distribution space and supporting office environments.
    • Establish work schedules, assign priorities, monitor performance, and cross-train team members to ensure operational continuity and service excellence.
    • Provide hands-on leadership and technical guidance, assisting the team with complex mechanical, electrical, and building systems issues while supporting equipment reliability and uptime.
    • Oversee the operation, maintenance, and optimization of critical facility infrastructure, building automation systems, controls, and asset management programs.
    • Manage third-party contractors, vendors, subcontractors, and engineering partners to ensure work is completed safely, efficiently, and in accordance with client standards and expectations.
    • Implement and continuously improve preventive and predictive maintenance programs to maximize asset performance, reduce downtime, and extend equipment life cycles.
    • Partner closely with client stakeholders to support operational requirements, facility modifications, process improvements, and changing business needs.
    • Support capital planning and annual operating budget development, including forecasting, managing maintenance expenditures, and identifying cost-saving opportunities.
    • Analyze engineering and operational performance metrics (KPIs) to drive data-informed decisions, improve reliability, and enhance overall facility performance.
    • Champion a culture of safety, accountability, continuous improvement, and operational excellence across all engineering and maintenance activities.
    • Lead technical assessments, process reviews, and continuous improvement initiatives to optimize building performance and service delivery.
    • Troubleshoot and resolve complex operational, maintenance, and engineering challenges while ensuring minimal disruption to business operations.
    • Model behaviors consistent with CBRE RISE values and effectively collaborate with clients, leadership, and cross-functional teams to achieve shared objectives.

    What You'll Need:

    • Bachelor's degree preferred with 5+ years of leadership experience in engineering, maintenance, facilities management, or a related field. In lieu of a degree, a combination of relevant education and experience will be considered.
    • Experience leading engineering, maintenance, or technical operations teams within industrial, distribution, manufacturing, logistics, or large-scale commercial environments.
    • Proven success in recruiting, developing, coaching, mentoring, and retaining high-performing teams.
    • Strong knowledge of mechanical, electrical, HVAC, building automation, and critical facility systems, including preventive and predictive maintenance programs.
    • Ability to communicate and influence effectively across all levels of an organization, including conveying complex information, addressing performance issues, and building consensus among stakeholders.
    • Demonstrated leadership skills with the ability to drive team performance, accountability, operational excellence, and continuous improvement initiatives.
    • Exceptional client relationship and customer service skills, with experience partnering directly with senior client stakeholders.
    • Experience managing third-party vendors, contractors, service providers, budgets, and maintenance-related expenditures.
    • Strong analytical and problem-solving skills with the ability to identify opportunities, evaluate risks, and implement effective solutions.
    • Proficiency with Microsoft Office Suite, including Word, Excel, Outlook, and PowerPoint.
    • Strong organizational skills, attention to detail, and the ability to effectively manage multiple priorities in a fast-paced environment.
    • Professional engineering certifications, licenses, or memberships are a plus.
