We're Hiring: Director of Property Management

Rialto Management Corp. is seeking an experienced, results - driven Director of Property Management to oversee a portfolio of residential and commercial properties throughout Manhattan and a staff of property managers. This DPM will oversee the daily operations of property management and repairs department and the managers of the buildings as well as their own slate of buildings.

Responsibilities

  • Oversee the property management staff and meet with them on a regular basis to discuss their building and projects;
  • Manage a slate of buildings which includes the day-to-day operations;
  • Oversee large projects across the entire portfolio;
  • Coordinate regular property inspections to maintain asset quality and compliance with company policies and applicable regulations.
  • Coordinate tenant improvements, renovations, and turnover-related work.
  • Identify and recommend property improvements and value-add initiatives.

Qualifications

  • 7+ years of property management experience (NYC preferred)
  • Strong leadership and staff management ability
  • Demonstrated ability to manage buildings as well as property managers
  • Ability to oversee large projects such as renovations and façade work
  • Deep understanding of NYC building operations, compliance, and City regulations and laws
  • Highly organized with strong communication and problem-solving skills

Compensation & Benefits

  • Competitive compensation based on experience: Hourly rate between $47.50-$75.00/hour depending on experience level

It is importantthat a tenant can reach Rialto as we prefer to know about repairs, accidents, incidents, damages,etc when the event occurs rather than the next day. If a tenant advises of a broken pipe at 3am,we would prefer to deal with the issue at 3am rather than 9 the next morning when substantialdamage could have occurred. We also believe that when the management company is moreaccessible to the tenant there are less complaints to the City and State agencies which reducescosts to the Owner. By having a better relationship with the tenants, they feel more comfortablein advising us when another tenant is illegally subletting an apartment or making us aware of anissue. Since we are close to most of the buildings we manage, tenants frequently stop by theoffice to drop off rent checks and leases. This further allows us to maintain a relationship withthe tenants. In addition to above, tenants can contact Rialto through Propertyware, our propertymanagement software. Tenants can log in to start a conversation, submit a repair request withphotos or check their ledger.Repairs and renovations: Rialto dedicates a substantial amount of time reviewingrepairs and assigning vendors to make the repairs. Ascertaining the correct vendor and reviewingtheir insurance is an important step to reducing the costs for the building and decreasingexposure. Each vendor must provide a copy of their insurance policy detailing exclusions, anindemnity agreement, insurance certificate naming owner and agent as an additional insured, andproof of workers compensation. Our insurance broker reviews each policy to make sure there isnot a gap in coverage. If there is a gap in coverage and there is an accident, it could have asignificant impact on the owner obtaining insurance for their building in the future. Onceapproved, it is important to make sure the contractor can complete the task in an effective andefficient manner. If the contractor completes the proper job the first time it will reduce costs inthe future.Rialto will assist in overseeing all repairs on the premises. On larger jobs, Rialto willwork with the engineer or architect to facilitate the job. We will obtain competitive bids, screenthe contractors and procure a certificate of insurance and indemnity prior to the initiation of thework. We will work with the contractor of your choice to resolve any repair that cannot behandled by the super.
