Director of Preconstruction – Commercial Construction

Location: Phoenix Metro, AZ

Compensation: Estimated base salary of $150,000–$190,000, depending on experience; final compensation to be determined.

About the Opportunity

An established commercial construction company is seeking a Director of Preconstruction to lead estimating, budgeting, and project planning across commercial tenant improvements, renovations, and ground-up construction.

This opportunity is suited to a hands-on preconstruction leader who can develop accurate estimates, build strong subcontractor relationships, and work directly with company leadership and clients to move projects from early planning into construction.

Experience with pre-engineered metal buildings (PEMB) and commercial tenant improvements (TI) is strongly preferred.

Responsibilities

• Lead preconstruction activities from initial project evaluation through estimating, proposal development, and turnover to operations.

• Prepare and review conceptual budgets, detailed estimates, quantity takeoffs, and bid packages.

• Evaluate drawings, specifications, existing conditions, and project requirements to identify scope gaps and potential risks.

• Develop pricing for commercial tenant improvements, renovations, and ground-up projects.

• Coordinate PEMB pricing and scope with manufacturers, suppliers, steel erectors, and other trade partners.

• Evaluate interfaces between metal building systems, foundations, building envelopes, and interior construction.

• Solicit and level subcontractor proposals, clarify exclusions, and establish complete project budgets.

• Lead value engineering and constructability reviews to align cost, scope, and schedule with client goals.

• Present estimates, assumptions, alternatives, and proposals to clients and company leadership.

• Strengthen estimating processes, historical cost data, and subcontractor coverage.

• Coordinate with project managers and field leadership to ensure a thorough handoff of budgets, scope, procurement needs, and project risks.

Qualifications

• Significant commercial construction estimating and preconstruction experience.

• Demonstrated ability to lead preconstruction efforts and manage multiple pursuits.

• Pre-engineered metal building experience strongly preferred, including estimating, procurement coordination, and scope development.

• Commercial tenant improvement experience strongly preferred, including existing-condition reviews, phased work, and renovation pricing.

• Strong understanding of subcontractor scopes, construction documents, cost controls, and project delivery.

• Ability to work directly with clients, architects, engineers, subcontractors, and company leadership.

• Proficiency with estimating, takeoff, and construction management software.

• Construction Management, Engineering, or a related degree preferred; equivalent practical experience considered.
