Salary: $135,000 Salary dependent upon experience

Position Overview

The District seeks an innovative and experienced Director of Facilities to provide leadership for the operation, maintenance, repair, and safeguarding of all district real property, buildings, grounds, equipment, and mechanical systems. The Director oversees custodial services, groundskeeping, maintenance personnel, capital projects, and construction initiatives to ensure a safe, clean, and healthy learning environment for students and staff.

Key Responsibilities & Essential Duties

Leadership & Personnel Management

  • Administer the deployment, supervision, daily management, and evaluation of all maintenance, groundskeeping, and custodial personnel.
  • Conduct departmental hiring interviews and construct written performance evaluations.
  • Organize building and grounds services on an equitable basis, establishing daily, periodic, and annual work/vacation schedules and workload formulas.
  • Conduct or arrange appropriate staff training and informational meetings to communicate policy updates, safety protocols, and skill enhancements.
  • Maintain records of employee attendance, time approvals, and overtime allocations.

Facilities, Operations & Preventative Maintenance

  • Provide leadership in the development and maintenance of high-quality custodial, maintenance, and groundskeeping programs.
  • Perform regular, ongoing inspections of all buildings, grounds, equipment, and mechanical functions to assess needs, assign work priorities, and establish preventative maintenance schedules.
  • Monitor available labor capacity, backlog of work orders, and estimated completion hours to optimize department workflow.
  • Assume a leadership role in implementing maximum physical security safeguards for district buildings, grounds, and physical assets.

Construction, Bidding & Contract Services

  • Act as the primary consultant to district administration regarding contracted services, repairs, building alterations, and major construction/capital projects.
  • Prepare building maintenance plans, long-range facility plans, and specifications for materials, equipment, and services.
  • Assist in preparing specifications, drawings, and renderings for public bidding when required, and directly supervise work performed by private contractors.

Budgeting & Departmental Administration

  • Prepare, monitor, and manage the departmental annual budget, including budget analysis and long-range capital plans.
  • Maintain efficient systems for supply requisitions, purchasing, inventory control, and cost estimations for custodial and maintenance supplies and equipment.
  • Attend Board of Education committee meetings and other administrative meetings as needed.

Qualifications & Requirements

Required Certifications & Credentials

  • Active New Jersey Certified Educational Facilities Manager (CEFM) authorization OR eligibility to obtain certification under N.J.S.A. 18A:17-49.
  • High School Diploma or equivalent required.
  • Valid Driver's License and eligibility for a Commercial Driver's License (CDL).

Preferred Licenses & Training

  • New Jersey Black Seal Boiler Operator License
  • AHERA (Asbestos Hazard Emergency Response Act) Training
  • NJDEP Pesticide Applicator / Operator Certification

Preferred Background & Experience

  • Demonstrated experience in supervising, organizing, and assigning labor across custodial, grounds, and trade disciplines.
  • Hands-on experience in construction management, building maintenance, or public facilities operations.
  • Ability to read blueprints, produce basic structural renderings, and write detailed technical specifications.
  • Experience in material/cost estimation, project management, and budget oversight.
