    Contracts Coordination Manager

    Key Responsibilities

    Manage outside counsel engagements end to end: engagement letters, scope definitions, budgets, and turnaround accountability across concurrent deals
    Run redline cycles for leases, purchase agreements, LOIs, and energy contract exhibits; own the turn log and keep every open issue visible and aging
    Track the terms that bite: service start and delivery LDs, minimum obligation ramps, ESA assignability, ROFRs, acceptance criteria, and termination triggers, and flag conflicts with customer commitments before signature
    Route Lease Approval Requests and Deal Summaries through the approval chain and maintain the auditable approval record
    Drive closing mechanics: signature packets, escrow and title coordination, and SPV documentation in partnership with Tax and external advisors
    Manage broker fee agreements, commission schedules, and conflict-of-interest waivers
    Enforce sequencing discipline in documentation: no signed long-term obligation without its back-to-back customer commitment reflected
    Maintain the executed-obligation record and deliver clean handoffs of renewals, options, and notice deadlines
    Build and maintain deal playbooks and clause libraries from executed transactions so each deal closes faster than the last
    Report weekly on contract status, aging redlines, and blocked approvals to the Director, DC Acquisitions

    Qualifications

    5-8 years in transaction management, paralegal work, contract administration, or deal operations on commercial real estate, energy, or infrastructure transactions
    Direct experience managing outside counsel, including scoping engagements and holding firms to budget and turnaround commitments
    Demonstrated command of lease and purchase agreement mechanics: critical dates, conditions precedent, notice provisions, and closing deliverables
    Track record running multiple concurrent redline cycles without dropped terms or missed deadlines
    Exceptional organization and written communication; comfortable being the single source of truth on contract status

    Preferred Qualifications

    Data center lease documentation experience (colocation, powered shell, or build-to-suit)
    Title, escrow, and land closing experience
    Familiarity with SPV structures and coordination with tax advisors
    Legal operations tooling (CLM platforms, e-signature workflows, clause libraries)
    JD or paralegal certification valued but not required
