As a Commercial Property Manager, you will play a key role in the most client facing role at Anchor in our property management department, ensuring our properties are successful investments through excellent management and customer service to our tenants.

Role Overview:
We are seeking a highly motivated Commercial Property Manager to serve as the primary contact for tenant requests and task management across a portfolio of properties. The ideal candidate should demonstrate exceptional task management skills and a positive attitude, maintaining a high standard of excellence while supporting our broader team.
Key Responsibilities and Scope:
This position requires the ability to juggle and prioritize multiple tasks simultaneously and make quick decisions. You will be the sole property manager for approximately 16 commercial properties and 130 tenants, spanning the Southeast and Midwest regions.
This is an in-office role based in Nashville, where the majority of work is conducted remotely via email and phone calls to manage properties in different states. While challenging due to the remote nature of the portfolio, the role requires only minimal travel due to us having local property inspectors in each market when we own assets. This is not a fit for candidates seeking to manage a single property with a daily onsite presence.

Key Responsibilities:
Tenant Maintenance Request
Promptly respond to tenant emails, calls, and request submissions
Thoroughly track and document progress
Review leases to determine Landlord/Tenant Responsibility
Commission work with vendors and manage progress until completion
Communicate updates to tenants
Vendor Partnerships
Cultivate trusting relationships with vendors
Holding vendors accountable to timelines
Negotiating quotes with vendors
Persistence in following up with contractors until completion
Property Financial Management
Monthly Rent Collection for tenants
Managing rental payments and following up with delinquent tenants
Coding and reviewing invoices for vendor payments
Preparing investor reports by creating power points and batching financials for leadership review
Create and send annual CAM estimate and reconciliation letters to tenants
Property Performance and Conditions
Conduct monthly inspections for local properties
Monitoring remote inspections and notifying PMs of needed repairs
Update Slack with new pictures, required work, or bids received
Renewal Negotiations
Call tenants to discuss lease renewals
Negotiate lease terms
Craft proposal emails to send to the owners for approval
