    OVERVIEW
    This property management company is expanding in the Memphis market and needs an Area Manager to lead that growth. You'd oversee three luxury communities (about 800 units combined), each already staffed with its own on-site Community Manager — this is a coaching and oversight role, not a single-site property manager job. You'll split your time across the three communities, supporting the teams on the ground, and report up to a Regional Vice President. This is a strong next step for a Property Manager or Community Manager ready to move into multi-site leadership.
     
    WHAT YOU'LL DO
    Conduct regular site visits across all three communities, checking in on operations, risk management, and team performance
    Lead quarterly property audits at each site
    Partner with each Community Manager on performance metrics and coaching
    Review monthly financials, run variance analysis, and track NOI and forecasts across the portfolio

    WHAT IT TAKES
    3+ years of residential property management experience with on-site team leadership
    1-2 years of multi-site or portfolio-level experience
    Comfortable with RealPage, Yardi, or similar property management software
    Solid grasp of landlord-tenant law and Fair Housing requirements
    Strong financial skills — budgeting, NOI, variance analysis, forecasting
