Under the direction of the Residential & Sales Team Leader, the Rental Income Specialist is responsible for handling the auditing and data entry regarding rental properties to establish gross rent multipliers and setting assessments for the income approach. This position is Covered as defined by The Board of Commissioners of the County of Allen Employee Handbook.

DIFFICULTY OF WORK:
The Rental Income Specialist performs work that consists of complex, varied, non-standardized tasks requiring the application of numerous laws, rules, and regulations to ensure that procedures are consistently followed, and records concerning rental properties are accurate. Accuracy and timeliness must be maintained or property taxes for residents could be negatively affected. Errors in work are readily detected when work is reviewed after completion.
RESPONSIBILITY:
The Rental Income Specialist makes choices and decisions while performing detailed analysis on individual properties at the request of the property owner and while conducting preliminary hearings with taxpayers regarding tax assessment appeals. Work requires some analysis and judgment when verifying information and making final validation determinations.
PERSONAL WORK RELATIONSHIPS:
The Rental Income Specialist maintains frequent communication with other County employees, realtors, tax representatives, individuals from other government agencies and taxpayers regarding information about valuations and assessments.
WORKING CONDITIONS:
The Rental Income Specialist performs work in a standard office setting and on-site inspections requiring some standing, walking, and frequent sitting. Some lifting up to twenty pounds, some bending, pushing and/or pulling loads, reaching overhead, kneeling and crawling are required. Frequent typing including proofreading, attention to detail, monitoring equipment, and performing detailed inspections is required. Some exposure to temperature extremes, noises, and noxious odors/fumes occur, and may result in exposure to hostile homeowners and/or pets.

LICENSING:
Level III Indiana Assessor-Appraiser license or obtain within one and a half (1.5) years of date of hire.
Bi-annual completion of continuing education to maintain Level II Indiana Assessor-Appraiser
Valid Driver's License required while operating county owned vehicles to perform on-site inspections
