About the Role

Location: Bessemer, AL

We are seeking a Warranty Project Manager responsible for managing post-construction warranty, service, and facilities-related projects across a portfolio of completed construction projects.

This individual will serve as a primary point of contact for warranty issues and will coordinate between owners, internal project teams, maintenance departments, subcontractors, and external vendors to ensure issues are properly scoped, managed, and resolved.
The position blends construction project management, warranty/service management, and facilities coordination and requires regular travel to project sites to investigate issues, manage repairs, coordinate resources, and support clients throughout the warranty period.
Key Responsibilities

Warranty Project Management
Manage warranty projects from project closeout through warranty expiration.
Manage, track, and resolve warranty claims involving building systems, finishes, equipment, and other construction-related issues.
Investigate warranty issues on-site, identify root causes, and develop appropriate corrective action plans.
Develop repair scopes, project schedules, work plans, and resolution timelines.
Coordinate and oversee subcontractors, vendors, and service providers performing warranty-related work.
Manage multiple warranty issues and projects simultaneously from initial notification through final completion.
Ensure warranty obligations and corrective work are completed in accordance with contract documents, project requirements, and quality standards.
Project & Facilities Coordination
Partner closely with Project Management, Construction, Design, Manufacturing, and other internal teams to support a smooth transition from construction to operations.

Work with Facilities and Maintenance teams to coordinate warranty repairs around ongoing building operations.
Coordinate labor, vendors, materials, schedules, and other resources required to complete warranty work.
Conduct site visits and inspections to evaluate reported issues and verify completed repairs.
Troubleshoot construction and building-system issues and drive them toward timely resolution.
Minimize operational disruption while ensuring warranty projects remain on schedule.

Client & Stakeholder Management
Serve as a trusted point of contact for owners and facility managers regarding warranty projects and post-construction issues.
Maintain proactive communication with clients regarding project status, schedules, corrective actions, and anticipated resolution dates.
Coordinate internal and external stakeholders to keep warranty projects moving forward.
Manage client expectations and ensure issues are handled professionally and efficiently.
Build strong long-term relationships that support client satisfaction and repeat business.

Project Tracking & Continuous Improvement
Maintain detailed documentation of warranty issues, project status, resolutions, costs, corrective actions, and trends.
Track outstanding items, schedules, responsible parties, and project milestones through completion.
Identify recurring warranty issues and partner with internal teams to improve future design, manufacturing, construction, and installation processes.
Support the development of standardized warranty procedures, service workflows, and documentation.
Provide leadership with reporting and visibility into warranty project status, risks, costs, and outcomes.

Qualifications
Experience in construction project management, warranty project management, post-construction services, facilities project management, or service management.
Strong understanding of commercial construction, building systems, maintenance operations, and post-construction service.
Experience managing projects, subcontractors, vendors, schedules, and multiple stakeholders.
Proven ability to manage multiple projects and priorities simultaneously.
Strong problem-solving and troubleshooting skills with the ability to investigate issues and drive corrective action.
Excellent communication and client-facing skills.
Comfortable working independently in the field while collaborating with cross-functional project teams.
Experience with project tracking, construction management, service management, or facilities management software preferred.
Willingness and flexibility to travel approximately 30–50%.

What Success Looks Like
Warranty projects are properly scoped, managed, and resolved quickly with minimal disruption to owners and facility operations.
Projects remain organized and on schedule from initial issue identification through final closeout.
Strong coordination exists between clients, subcontractors, warranty teams, maintenance teams, and project teams.
Warranty trends and lessons learned are communicated back to internal teams to reduce recurring issues on future projects.
Clients receive proactive communication and a high level of service throughout the post-construction warranty period.
