    Triad Financial Services is a leading provider of financial services and solutions, serving clients worldwide. We are seeking a highly motivated and skilled Title Specialist to join our growing team.

    Essential Functions:

    The Title Specialist is responsible for ensuring all mortgage collateral documentation for funded loans are filed accurately and timely with the appropriate state and/or county titling agencies. Serves as Subject Matter Expert (SME) and resource to lines of business for all matters regarding mortgage collateral recording.

    • Preparation of collateral documents (including but not limited to assignments, subordination agreements, mortgage satisfactions, partial releases, rescissions, and affidavits) in accordance with state/county formatting guidelines.
    • Troubleshoot rejected documents and re-submit to the county and/or state.
    • Ensure mortgage documents are matched with pending official checks and shipped within state compliance timeframes.
    • Submit mortgage documents for recording via electronic recording systems.
    • Receipt and validation of recorded mortgage security instruments, ensuring documents are appropriately sent for imaging and storage
    • Appropriately update work statuses and locations in document management system to ensure accurate tracking and reporting.
    • Maintain a working knowledge of applicable regulatory requirements and best practices, and be able to communicate this knowledge to requestors and internal groups.
    • Maintain and update all applicable county and state recording fees and/or processes, quarterly.
    • Perform detailed quality control checks on unrecorded documents prior to recording, ensuring documents are in recordable format in accordance with state/county formatting guidelines.
    • Review all outgoing documents for accuracy. Reject any invalid collateral documents to appropriate processor/LOB for correction.
    • Identify trends in collateral form issues and/or processes and provide solutions or best practices.
    • Answer phone calls and reply to e-mails from our recording service clients.
    • Maintain departmental overnight courier accounts and supplies.
    • Escalates non-conformance to management as necessary.
    • All other duties as assigned.

    Minimum Qualifications:

    Required:

    • 2 plus years of mortgage experience preferred
    • 2 plus years working knowledge of Encompass preferred
    • Maintain relationships and provide superior customer service.
    • Must be able to Multi-task

    • Accuracy and attention to detail
    • Strong verbal and written communication skills
    • Ability to work independently as well as in a team setting
    • Working knowledge of legal mortgage documents and industry regulations
