Title: Title Abstractor
Location: Ronkonkoma, NY (on-site)
Schedule: Monday-Friday 9:00 AM - 5:00 PM
Compensation: $24.00/hour
We are seeking a detail-oriented Title Abstractor to join our growing team in Ronkonkoma. In this role, you will be responsible for researching public records and compiling accurate property title histories to support real estate transactions. The ideal candidate has strong analytical skills, enjoys investigative research, and is comfortable reviewing legal and historical property records.
Your Contributions
- Conduct comprehensive title searches by reviewing public records, county clerk databases, tax assessor records, and court filings.
- Examine deeds, mortgages, liens, judgments, easements, and other legal documents to establish an accurate chain of titles.
- Identify title defects, ownership discrepancies, unpaid taxes, encumbrances, or legal issues that may impact property ownership or real estate transactions.
- Prepare detailed and accurate title abstracts and reports for attorneys, title companies, lenders, and other stakeholders.
- Maintain organized documentation and ensure all research is completed thoroughly and within established timelines.
- Utilize land records software, digital databases, and historical archives to perform efficient title research.
- Collaborate with internal team members to resolve title issues and support the closing process.
Bringing to the Table
- Previous experience as a Title Abstractor, Title Searcher, Abstract Clerk, or in a similar title research role preferred.
- Knowledge of property law, title examination principles, and real estate documentation.
- Experience researching county land records and public record databases.
- Strong attention to detail with the ability to identify inconsistencies in legal documentation.
- Excellent organizational, analytical, and problem-solving skills.
- Proficiency with Microsoft Office and title search software or electronic land record systems.
- Ability to manage multiple files while maintaining a high level of accuracy.
