Title Abstractor

StaffBuffalo is working with a well-established title agency to hire an experienced Title Abstractor, paying $55,000-$60,000. This full-time, in-office opportunity is ideal for someone who enjoys investigative work, tracing property history, and digging into records with an uncompromising focus on accuracy.

In this role, the Title Abstractor will conduct comprehensive title searches, review recorded real estate documents, trace chains of title, and prepare clear, accurate abstracts and search reports. You will identify liens, easements, encumbrances, title defects, tax matters, and other issues affecting residential and commercial properties, while following jurisdiction-specific requirements and established quality standards.

This team is collaborative, encouraging, and focused on growth, purpose, and helping one another. The role offers limited client interaction, making it a strong fit for an experienced abstractor who prefers focused, detail-intensive work. The schedule is Monday-Friday, 8:30am-5pm.

Responsibilities:

  • Conduct comprehensive title searches using county, state, and online public record systems.
  • Examine deeds, mortgages, judgments, liens, easements, covenants, plats, tax records, municipal liens, foreclosure filings, and other recorded instruments.
  • Trace and verify chains of title for residential and commercial properties, identifying ownership history, title defects, clouds, encumbrances, and other irregularities.
  • Prepare clear, accurate, and well-organized title abstracts and search reports while following jurisdiction-specific requirements, company checklists, turnaround times, and quality control standards.
  • Communicate title issues or irregularities to supervisors promptly and assist with corrective work and re-searches as needed.
  • Maintain confidentiality of client and transaction information while working independently and managing multiple files.
  • Visit the Clerk's office as needed for title research and search work.

Qualifications:

  • Minimum of two years of experience as a title abstractor or title examiner.
  • Minimum of two years of experience conducting New York title searches and familiarity with New York recording practices preferred.
  • Familiarity with county clerk, recorder, online title search systems, and remote title search platforms.
  • Strong understanding of real estate documents and recording practices; knowledge of foreclosure, probate, and trust-related title issues preferred.
  • Excellent attention to detail and organizational skills, with accuracy as the highest priority.
  • Proficiency with Microsoft Office, PDF review tools, and document management systems.
  • Ability to follow written procedures and checklists, work independently and manage multiple files simultaneously.
