With a multi-gigawatt development pipeline and long-term lease agreements with investment-grade hyperscale tenants, our client is scaling rapidly to meet the surging demand for AI and high-performance computing infrastructure.
The tenant side of that business — the relationships, SLAs, the money tied to uptime and performance — has never had a dedicated owner. That is this role.
Position DescriptionFrom the moment a facility goes live for a hyperscaler tenant, you own the relationship — and the operational rigor behind it. This is a build-it-from-nothing role: you are designing, how tenant operations, SLA tracking, and commercial performance reporting work at this company, then running it.
Responsibilities- Own the tenant relationship post go-live — SLA administration, change-order management, and commercial terms, end to end.
- Monitor SLA/uptime compliance and manage financial exposure from overages or penalties in ServiceNow — you will not build the platform, but you own the logic and accuracy of what it tracks.
- Partner with Technology, Site Ops, and Finance to define SLA-tracking requirements and drive them into the system of record.
- Sit inside deal negotiations as the operational and technical feasibility voice — stress-testing SLA terms for whether they can actually be measured and enforced at the infrastructure level.
- Run tenant turnover and commissioning for every new activation, coordinating across Site Operations, Asset Management, and EAM.
- Own invoicing accuracy as tenancies goes live, working with Finance on revenue recognition.
- Build the portfolio-level performance narrative — the story of tenant and commercial performance across the HPC hyperscaler book — for leadership.
Qualifications- A track record owning a technical or infrastructure customer relationship end to end — not one slice of it.
- Fluency translating SLA/contract language into operational and technical requirements — you can read an uptime clause and know exactly what it demands of Site Ops and Technology.
- Experience running a cross-functional turnover, activation, or commissioning process in a technical/infrastructure environment — you know where handoffs break.
- Comfort owning data inside a system of record (ServiceNow or similar) that carries real financial exposure.
- The judgment and credibility to shape deal terms with Legal and Corporate Development — without formal sign-off — because your read on operational/technical feasibility is trusted.
- 6+ years in data center operations, infrastructure asset management, or technical account/customer management, with hands-on SLA administration. Experience with hyperscale HPC-AI data center infrastructure or large tenant/colocation environments strongly preferred; traditional CRE property management background is not a fit for this seat.
Scope of RoleOwns: operational/technical meaning of SLA and contract terms; turnover and change-order coordination; SLA-tracking requirements; commercial performance reporting.
Partners with: Legal & Corporate Development (deal terms, as SLA/feasibility advisor); Technology (SLA tooling); Site Ops (day-to-day); Finance (revenue accounting).
Does not own deal negotiation itself; site operations; the ServiceNow platform build; corporate revenue accounting.
Education & CertificationsBachelor's degree in a relevant field (engineering, technology, or business background preferred over real estate/finance).
