Senior Facilities Maintenance Technician
Location: Irving, TX
Schedule: Full-Time
Shift: Flexible schedule; may include evenings, weekends, holidays, and participation in an after-hours/on-call rotation.
Job Summary
We are seeking an experienced Senior Facilities Maintenance Technician to support the operation, maintenance, troubleshooting, and reliability of building systems within regulated laboratory, warehouse, and office environments.
This position will perform preventive and corrective maintenance across HVAC, Building Management/Automation Systems (Client/Client), electrical, plumbing, mechanical, and environmental control systems. The Senior Facilities Maintenance Technician will also serve as a technical resource for the Facilities team, coordinate with contractors and vendors, and help ensure facilities remain safe, reliable, and compliant.
The ideal candidate will bring strong hands-on HVAC and Client/Client troubleshooting experience, particularly within laboratory, life sciences, healthcare, pharmaceutical, biotechnology, or other critical environments.
Responsibilities
- Operate, maintain, troubleshoot, and repair HVAC, Client/Client controls, plumbing, electrical, lighting, security, pumps, motors, valves, and other mechanical systems.
- Monitor and maintain appropriate environmental conditions within regulated laboratory, operational, warehouse, and office areas.
- Monitor Client/Client systems, respond to alarms, and troubleshoot equipment, controls, and environmental issues.
- Perform and document preventive maintenance (PM) and corrective maintenance (CM), inspections, troubleshooting, and repairs.
- Accurately document maintenance activities, repairs, inspections, and completed work within a Computerized Maintenance Management System (CMMS).
- Identify recurring equipment or system issues and recommend improvements to preventive maintenance programs and overall facility reliability.
- Perform general building maintenance, including minor plumbing, carpentry, drywall repair, painting, shelving installation, furniture moves, and office modifications.
- Coordinate workspace moves and facility reconfigurations as needed.
- Coordinate and oversee contractors, vendors, janitorial services, and property management activities.
- Verify completion of contracted work, service documentation, and related invoices.
- Support facility safety and compliance inspections and maintain required inspection records.
- Provide technical guidance and mentoring to other Facilities technicians as needed.
- Partner with laboratory leadership, Quality, and other internal teams to support facility and operational requirements.
- Follow applicable OSHA, environmental, health, safety, and hazardous-material handling requirements.
- Travel between assigned locations as needed.
- Participate in after-hours/on-call response for facility, HVAC, Client/Client, and environmental control system emergencies.
Qualifications / Requirements
- High school diploma or GED required.
- Valid driver's license required.
- 5+ years of related facilities maintenance experience, preferably supporting regulated or critical environments.
- 3+ years of hands-on experience operating and troubleshooting Building Management Systems (Client/Client) and related controls.
- EPA CFC Universal Certification required.
- Strong hands-on experience with HVAC systems.
- Working knowledge of electrical, plumbing, mechanical, and general building systems.
- Experience performing and documenting preventive and corrective maintenance within a CMMS.
- Strong troubleshooting, problem-solving, communication, and organizational skills.
- Ability to coordinate contractors and vendors while working effectively with internal stakeholders.
- Proficiency with Microsoft Word, Excel, and Outlook.
- Ability to travel between assigned work locations and provide flexible/on-call coverage when required.
- Ability to lift and/or move up to 50 pounds and safely work within mechanical, laboratory, warehouse, and office environments.
Preferred Qualifications
- Facilities experience within laboratories, cleanrooms, life sciences, pharmaceutical, biotechnology, healthcare, or other critical/regulated environments.
- Ability to read and interpret mechanical, electrical, and plumbing (MEP) drawings and blueprints.
- Strong knowledge of building automation, HVAC controls, environmental monitoring, and preventive maintenance programs.
- Previous experience providing technical guidance or mentoring to other Facilities technicians.
