Description

Sr Building Operating Engineer

Location: Arden Hills, MN

Pay: $37 -$43 per hour

Schedule: Monday-Friday, Day Shift

On-Call: Approximately every 4 weeks

Position Summary

The Sr. Building Operating Engineer serves as a technical subject matter expert for building operations and maintenance across a complex mixed-use campus. This hands-on role is responsible for the safe, reliable, and efficient operation of critical HVAC, mechanical, electrical, plumbing, boiler, chiller, and Building Automation Systems (BAS).

We are looking for an experienced facilities professional who can see the big picture of building performance-identifying opportunities to improve system reliability, energy efficiency, and operating costs while independently troubleshooting complex issues.

Key Responsibilities

  • Operate, monitor, maintain, and troubleshoot critical HVAC, boilers, chillers, cooling towers, pumps, air-handling equipment, plumbing, electrical systems, and BAS.
  • Serve as the technical escalation point for complex building system issues and provide hands-on troubleshooting and root-cause analysis.
  • Monitor system performance and identify opportunities to improve energy efficiency, reliability, equipment life, and operating costs.
  • Perform preventive, predictive, and corrective maintenance and respond to equipment alarms, failures, and facility emergencies.
  • Coordinate daily maintenance activities, review work orders, and provide technical guidance, training, and mentoring to facilities personnel.
  • Coordinate and oversee contractors and service providers, ensuring work is completed safely, efficiently, and to specifications.
  • Support capital projects, equipment installations, upgrades, commissioning, preventative maintenance planning, and continuous improvement initiatives.
  • Support boiler licensing, safety programs, inspections, environmental requirements, permits, and other regulatory compliance activities.
  • Develop and improve maintenance procedures and documentation for new and existing equipment.
  • Collaborate with Facilities, Engineering, EHS, IT, R&D, and other campus partners to resolve facility issues and support project goals.
  • Help evaluate and justify the tools, equipment, and resources needed to improve safety, efficiency, and quality of work.

Qualifications

Required:

  • Minnesota Class B Boiler Operator License, as applicable.
  • Minimum of 5 years of relevant experience, or an equivalent combination of education, technical training, and experience.
  • Strong hands-on experience with commercial or industrial building systems.
  • Advanced knowledge of HVAC, mechanical, electrical, plumbing, and BAS systems.
  • Demonstrated ability to troubleshoot complex systems independently.
  • Strong analytical, problem-solving, and decision-making skills.
  • Ability to read and interpret mechanical, electrical, controls, and equipment documentation.
  • Strong communication and customer service skills.

Preferred:

  • Technical degree, certificate, apprenticeship, or related skilled-trade training.
  • Experience with BAS, boilers, chillers, cooling towers, pumps, and air-handling systems.
  • Experience in complex or mission-critical environments such as R&D, laboratories, data centers, manufacturing, or similar facilities.
  • Experience coordinating contractors, leading projects, or mentoring technical staff.
  • Experience identifying and implementing energy-efficiency improvements.
