Location: St. George Villa | St. George, UTPay: $19.00–$22.00/hourSchedule: Part-Time | Monday–Friday | Monday, Wednesday & Friday 9:00 a.m.–2:00 p.m. | Tuesday & Thursday 10:00 a.m.–3:00 p.m. (Schedule subject to change)About Our CompanyKier Property Management and Real Estate, LLC is a fully licensed real estate brokerage providing comprehensive property and asset management, leasing, and consulting services to property owners, investors, and residents across Utah and Wyoming.Job DescriptionWe are seeking a dependable and organized Site Manager to oversee the day-to-day operations of St. George Villa and ensure residents receive prompt, efficient, and high-quality service. This position works closely with the Regional Compliance Manager, Regional Property Manager, maintenance, accounting, vendors, and other team members to ensure successful property operations and compliance.The Site Manager will support all aspects of the property, including leasing, resident relations, affordable housing compliance, rent collection, property upkeep, maintenance coordination, reporting, and inspections.Benefit PackageBenefits available may vary based on part-time status and eligibility.Competitive hourly payPart-time weekday scheduleFinancial assistance to obtain a Utah Real Estate License if required by the positionAdditional benefits may be available based on eligibilityWhat You Will DoManage day-to-day property operations while ensuring compliance with Fair Housing, ADA, Section 504, State and Federal laws, and applicable affordable housing program requirements.Market the property, conduct market surveys, show apartments, screen prospective residents, maintain applicant waiting lists, and determine initial program qualifications.Prepare and execute lease agreements, collect security deposits and monthly rent, make required deposits, maintain petty cash, and keep accurate resident and rental records.Complete annual and interim tenant recertifications and maintain required Section 8, Tax Credit, HOME Fund, and HUD documentation, including forms, verifications, databases, and resident files.Address resident questions, complaints, maintenance requests, lease violations, and other concerns promptly and professionally, including coordinating lease termination matters with the appropriate regional managers.Coordinate maintenance requests, troubleshoot reported issues, submit work orders and purchase order requests, monitor service standards, and assist with minor repairs when appropriate.Coordinate move-in and move-out inspections, abandoned-property inventories, vacant-unit cleaning and preparation, and timely completion of apartment turnovers.Walk the property regularly and monitor grounds, common areas, laundry facilities, community buildings, landscaping, snow removal, cleanliness, and overall property appearance.Coordinate and monitor third-party vendors, oversee assigned property personnel when applicable, maintain property keys and key controls, follow budget guidelines, and administer resident use of common areas.Prepare required monthly property reports and resident newsletters, assist with audits and inspections, accompany Kier and agency representatives during property inspections, and attend required manager meetings, training sessions, and seminars.What You Will BringHigh school diploma, GED, or equivalent required.Property management, affordable housing, leasing, or related experience is preferred.Knowledge of Section 8, Tax Credit, HOME Fund, HUD, or other affordable housing programs is beneficial.Strong verbal and written communication skills with the ability to professionally interact with residents, employees, management, vendors, and external partners.Ability to read and interpret policies, procedure manuals, correspondence, and other property-related documents and prepare routine reports and communications.Basic math skills, including the ability to calculate rates, ratios, percentages, fractions, and decimals.Strong reasoning and problem-solving skills with the ability to follow written, verbal, and diagram-based instructions.Ability to adapt to changing priorities, delays, unexpected events, and difficult or escalated resident situations.Computer proficiency, including internet-based programs, spreadsheets, word processing, and property management software such as Yardi.Valid Driver's License and current auto insurance; may be required to obtain a Utah Real Estate License.What You Will ExperienceOccasionally climb, balance, stoop, kneel, crouch, or crawl.Regularly lift or move up to 10 pounds.Frequently lift or move 25–50 pounds and occasionally heavier items.Perform duties requiring close and distance vision, color recognition, peripheral vision, depth perception, and focus adjustment.Frequently work outdoors in varying weather conditions.Occasionally work in wet, humid, extremely hot, or extremely cold conditions.Perform regular property walks and assist with cleaning, minor repairs, grounds maintenance, snow removal, and vacant-unit preparation as needed.Use required safety equipment, including safety glasses, hearing protection, and gloves, when performing applicable tasks.Occasionally work additional hours based on property or business needs.Travel as needed to attend meetings, seminars, training, and other required activities.Join Kier Property Management and be part of a team committed to providing quality housing and exceptional resident service.
