Summary of Responsibilities The Service Technician is to assist the Lead Service Technician in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors, and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Community Manager. Key Performance Indicators A successful Service Technician will routinely achieve the following performance metrics: Maintenance expenses within the Community’s Maintenance Budget Work Order completion within 3 days of submission Make Ready completion within 5 days of moveout Monthly completion of Hug-a-Building and Preventative Maintenance Work Orders Core Values A Service Technician must embody the following unchanging values: Integrity: perfectly honest and dependable with highest level of work quality Safety: behavior-based leadership that reinforces stop work authority, PPE & SDS compliance, and workplace cleanliness Work Ethic: punctual and task oriented producing a high quantity of work Teamwork / Respectfulness: assists in team responsibilities; receptive of feedback / mentorship Technical Responsibilities Make Readies: make ready process, float and texture, hardware installation, flooring, paint, cabinetry, plumbing fixtures, caulking, windows Completes the MAKE READY PLANNING & PUNCHLIST prior to commencing work in a make ready by using the right-hand method Obtains approval of the MAKE READY PLANNING & PUNCHLIST prior to commencing work Utilizes the MAKE READY PLANNING & PUNCHLIST during the make ready by initializing completed scopes Completes independent quality reviews for the MAKE READY PLANNING & PUNCHLIST Complies with Company’s MAKE READY STANDARDS Appliances: dishwasher, refrigerator, washer, dryer, garbage disposal, oven, range Follows industry troubleshooting standards to repair and refurbish appliances instead of replacing Plumbing: boilers, hot water heaters, galvanized / copper / PVC, natural gas systems Follows industry troubleshooting standards to repair leaks or dislodge clogs Follows industry standards when welding Electrical: 3-way switch, GFCI, aluminum, breakers, fuses, tracing Never violates Company’s ENERGY ISOLATION Life Saving Rule Employs proper lock-out-tag-out techniques HVAC: CPA certification, compressor, condenser, air handler, heating element, electrical system and thermostat Adheres to Company’s HVAC TROUBLESHOOTING PROCEDURE Maintains a REFRIGERANT INVENTORY LOG in accordance with Operational Excellence Changes all HVAC filters at a community each quarter Swimming Pool: CPO certification, chemical balancing, rotating equipment Maintains a daily POOL OPERATOR LOG in accordance with Operational Excellence Construction: woodwork (framing, fencing), metalwork (welding) and concrete work Never violates Company’s WORKING FROM HEIGHTS Life Saving Rule Emergencies and On Call: Responds to emergencies and urgent service requests when on-call or during disasters Must be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer clean-outs Other: Maintains outstanding daily community cleanliness, curb appeal, and security (i.e., locking maintenance shops, changing unit keys) Plans, schedules, and manages completion of Service Requests within 3 days of submissions Procures materials and parts through qualified vendors by preplanning work and utilizing supplier distribution services Always follows Company Personal Protective Equipment standards Audits Tools & Equipment Inventory on a weekly basis Complies with Operation and Maintenance Procedure for Asbestos, Lead, and Mold Complies with all other requirements within the Company’s Operational Excellence Handbook including the Community Manager Monthly Checklist Education and Experience High school diploma or equivalent, preferred Related experience preferred CPA certified, preferred CPO certified, preferred Physical Requirements: Prolonged periods standing and walking Must be physically able to climb ladders, bend, or crawl into awkward spaces Must be able to lift up to 75 pounds at a time Must be willing and able to work scheduled weekends and rotational on call Must have personal hand tools and some equipment as dictated by needs of the community Must have a personal smartphone device where apps can be utilized Disclaimer: The purpose of this job description is to communicate the responsibilities and duties associated with the position of Service Technician.
