GENERAL PURPOSE
The Service Technician II is an experienced maintenance professional responsible for assisting the Service Manager in completing tasks that ensure the physical aspects of the community meet the company’s established standards for safety, appearance, and operation. The Service Technician II maintains and operates all mechanical equipment, including devices used for heating and air conditioning, plumbing, carpentry, and electrical, and performs all necessary preventative and repair service of all areas of the community, including vacant apartment preparation, appliance and HVAC repair, and general service. The Service Technician II works independently on complex repairs and provides guidance to less experienced technicians.
All service associates report to the Service Manager or, in the Service Manager’s absence, to the Business Manager. All must comply with the company’s and community’s operating and safety policies and procedures and adhere to federal, state, and local laws pertaining to the operation of the community, including all laws relating to Fair Housing. Some weekend and evening shifts will be required, as well as being on call.

- Full-time, $23–$26/hour based on experience

What makes an ideal candidate:
- 3+ years of apartment/multifamily maintenance experience
- Strong, independent HVAC diagnosis and repair skills (a big part of the job in Florida)
- Well-rounded in plumbing, electrical, appliance repair, and carpentry
- Able to complete full make-readies on their own
- Lives within about 30 minutes of the property
- CPO certification, lead tech or training experience, and work order software experience (Yardi, Entrata, RealPage, etc.) are all a plus
Must-haves:
- EPA 608 certification (Type II and III, or Universal)
- Valid driver's license and reliable transportation
- High school diploma or GED
- Willing to complete a background check and drug screen
- Able to work Saturdays and take on-call rotation
