Our beautiful apartment community in Cabot, Arkansas is seeking a skilled and experienced Apartment Maintenance Service Technician to join our maintenance team.

This is an excellent opportunity for a hands-on maintenance professional with strong HVAC and general repair knowledge who enjoys a varied workday and takes pride in providing residents with a well-maintained community. As a key member of the onsite team, you will be responsible for completing service requests, apartment make-readies, preventative maintenance, repairs, and emergency maintenance.

Key Responsibilities

As a Service Technician, you will:

• Perform maintenance and repairs throughout the apartment community.
• Respond to service requests promptly and efficiently, with the goal of completing requests within one business day under normal circumstances.
• Complete apartment make-readies, including debris removal, repairs, replacements, painting, lock and key rotation, and inspections.
• Troubleshoot and repair HVAC systems, appliances, plumbing, electrical components, and other property systems.
• Perform preventative maintenance and complete required quarterly and semi-annual maintenance reports.
• Perform maintenance and operational tasks on swimming pool equipment.
• Complete interior and exterior painting as needed.
• Maintain an organized, clean, inventoried, and adequately stocked maintenance shop.
• Ensure appropriate supplies are available for make-readies, service requests, and routine maintenance.
• Provide technical guidance to other maintenance personnel as needed.
• Identify maintenance concerns and assist with maintaining the overall condition and appearance of the community.
• Participate in the 24-hour emergency maintenance on-call rotation.
• Perform additional maintenance duties as assigned.

Qualifications

• Minimum 3 years of related maintenance experience preferred.

• HVAC and/or EPA certification preferred.

• Strong knowledge of HVAC troubleshooting and repair.

• Working knowledge of electrical systems and mechanical appliance repair.

• Basic competency in:

• Electrical

• Refrigeration

• Plumbing

• Carpentry

• Appliance repair

• Irrigation systems

• Pool operation and maintenance experience preferred.

• Strong troubleshooting and problem-solving skills.

• Ability to work independently and as part of a maintenance team.

• Dependable with a professional attitude and strong customer-service skills.

• Must be available for on-call emergency maintenance.

Physical Requirements

Candidates must be able to perform the physical requirements of this hands-on maintenance position, including:

• Lift and move objects weighing up to 75 pounds.
• Bend, stoop, kneel, and twist into small or confined areas.
• Reach overhead for extended periods while performing repairs.
• Safely perform physical maintenance tasks throughout the apartment community.
