The Opportunity:
Butler Plus has launched its Turns/Make Ready division throughout the Tampa and Orlando markets, and we're looking for a hands-on Service Delivery Manager to help build the operation alongside the General Manager. This is a working leadership role. During the early stages, you'll personally complete apartment unit labor while helping establish field operations, assist in onboard subcontractor partners, help recruit technicians, implement operating procedures, and ensure every completed unit reflects Butler Plus quality standards. This isn't a role where you'll inherit a fully staffed team or mature operating systems. You'll help shape them. As the business grows, you'll transition from a working supervisor into the leader of a growing field organization while continuing to improve operational execution, develop people, and deliver an exceptional customer experience.

Primary Mission
- Assist the Turns/Make-Ready team in launching and growing Butler Plus Turns Div throughout the Tampa and Orlando markets, backed by a well-established and highly recognized company in the Tampa Bay area.
- Deliver exceptional field execution while maintaining Butler Plus quality and customer service standards.
- Assist with identifying, onboarding, and developing qualified subcontractor partners.
- Help Recruit, train, coach, and develop Turn Technicians as the business grows.
- Help create scalable operating processes that support future market expansion.
Essential Duties & Responsibilities
Field Operations & Service Delivery
- Personally, perform hands-on apartment unit turns and make-ready work during the launch phase, staffing shortages, periods of peak demand, and quality-recovery situations.
- Conduct scope walks and assist with work planning and scheduling.
- Inspect completed units and ensure Butler Plus quality standards are met before client delivery.
- Resolve punch list items and quality concerns quickly and professionally.
- Maintain documentation, photographs, and project closeout records.
- Maintain the highest standards of quality control and professionalism, ensuring exceptional service and strong relationships with our apartment community clients.
Team Leadership
- Lead, coach, and help develop Turn Technicians through hands-on training and daily field leadership.
- Foster a culture built around Butler Plus Core Values.
- Provide ongoing coaching, accountability, and performance feedback.
- Assist with developing the future field Turn Technicians.
- Assist with identifying, onboarding, and developing qualified subcontractor partners.
- Coordinate subcontractor scheduling and daily field execution.
- Train, develop, and build strong working relationships with subcontractors, creating a collaborative team culture while maintaining the high-quality standards that make Butler Plus unique.
- Monitor workmanship, safety, communication, and customer satisfaction.
- Support ongoing performance management to ensure consistent quality and accountability.
Subcontractor Coordination
- Assist with identifying, onboarding, and developing qualified subcontractor partners.
- Coordinate subcontractor scheduling and daily field execution.
- Train, develop, and build strong working relationships with subcontractors, creating a collaborative team culture while maintaining the high-quality standards that make Butler Plus unique.
- Monitor workmanship, safety, communication, and customer satisfaction.
- Support ongoing performance management to ensure consistent quality and accountability.
Customer Experience & Quality
- Build strong working relationships with onsite property teams.
- Communicate proactively regarding project status, scheduling, and quality expectations.
- Resolve customer concerns quickly and professionally.
- Help identify opportunities to improve service delivery and operational efficiency.
- Help develop, implement, and reinforce quality-control standards and processes while collaborating with Butler Plus’s core doorstep trash-pickup division to elevate the Unit Turns/Make-Ready business.
Operational Excellence
- Execute daily operational priorities established with the General Manager.
- Recommend process improvements that increase quality, efficiency, and customer satisfaction.
- Maintain accurate reporting and field documentation.
- Help refine operating procedures as the business continues to grow.
Position Requirements
- 5–7 years of experience in multifamily maintenance, unit turns, make-readies, renovations, or similar field operations, with a demonstrated history of taking on increasing levels of responsibility.
- 3+ years leading field technicians, maintenance teams, or service crews.
- Experience performing and supervising apartment turns, make-readies, or comparable multifamily services.
- Experience coordinating subcontractors, vendors, or field service partners.
- Strong understanding of apartment turn scheduling, quality control, customer communication, and field operations.
- Ability to prioritize multiple projects while maintaining high quality and customer satisfaction.
- Comfortable using Microsoft Office, mobile technology, and work order management systems.
- Valid driver's license with an acceptable driving record.
- Pass a background check and drug screening
- Ability to travel throughout the Tampa and Orlando markets, with Tampa serving as the primary market.
Preferred Qualifications
- Experience working for a multifamily maintenance, renovation, make-ready, or property services organization.
- Experience helping launch or grow a new service line, branch, or market.
- Experience leading teams in a fast-paced field environment.
- Familiarity with Yardi, Entrata, RealPage, or similar property management platforms.
- Associate's degree, bachelor's degree, or equivalent combination of leadership experience and industry knowledge.

- Butler Plus Turns is operating successfully throughout Tampa and Orlando.
- Customers recognize Butler Plus for delivering consistent, high-quality apartment turns.
- A dependable network of subcontractor partners has been successfully onboarded and is consistently delivering Butler Plus quality standards.
- Turn Technicians have been hired, trained, and are developing into a high-performing field team.
- Quality standards, customer satisfaction, and operational consistency continue improving month over month.
- The Service Delivery Manager is recognized as a trusted field leader and key partner in the successful growth of the Unit Turns business.
