What You'll Do Lead, coach, motivate, and develop the community maintenance team through clear expectations, training, accountability, and recognition Oversee all community maintenance operations, including service requests, emergency repairs, preventive maintenance, inspections, and make-ready activity Monitor work orders and make-ready schedules daily to ensure timely, professional completion and move-inready apartment homes Maintain the appearance, cleanliness, safety, and physical condition of community buildings, grounds, amenities, mechanical areas, and equipment Conduct routine property and apartment inspections and ensure identified issues are documented and corrected Coordinate vendors and contractors, obtain bids, monitor workmanship, verify completed work, and review invoices for accuracy Manage maintenance inventory, purchasing, equipment records, supplies, and parts usage while controlling waste and expense Assist with annual budgeting, participate in monthly financial reviews, and identify opportunities for cost savings and long-term asset improvement Evaluate repair-versus-replacement decisions and recommend capital improvements or long-term solutions when appropriate Partner closely with the Community Manager and office team to improve resident satisfaction, retention, and overall property performance Ensure compliance with company safety procedures, OSHA requirements, EPA guidelines, Fair Housing requirements, building and fire codes, and required property logs Create team schedules and on-call rotations to maintain appropriate coverage and service standards What You Bring An unwavering commitment to professionalism, integrity, safety, and customer service Minimum of 3-5 years of apartment maintenance experience At least 3 years of experience supervising, coaching, or leading maintenance employees EPA 608 certification (required) Strong technical knowledge of HVAC, plumbing, electrical systems, appliances, building interiors and exteriors, and preventive maintenance Proven ability to communicate effectively, motivate team members, delegate work, and hold others accountable Experience managing vendors, contractors, maintenance budgets, purchase orders, inventory, and project execution Ability to diagnose problems, prioritize competing needs, and develop practical long-term solutions Proficiency with property management software, work order systems, and Microsoft Office Ability to participate in on-call coverage and respond to maintenance emergencies as business needs require Valid driver's license, acceptable driving record, and automobile insurance CPO certification preferred or willingness to obtain Perks & Benefits Competitive salary based on experience Bonus Program Eligibility FREE Onsite Housing Discount Resident Retention Bonus Program Medical, dental, and vision insurance $50,000 life insurance & long-term disability - fully funded by Ardizzone 401(k) with generous company match Paid vacation Uniforms provided Ongoing leadership and technical development Employee Appreciation Events!
