    Description

    RAYMOND SEARCH GROUP

    Senior Vice President of Construction

    Baltimore, Maryland | Full-Time, Onsite

We want an owner-side builder who leads a division, shapes design, and modernizes systems—not a third-party contractor or an owner’s rep behind a desk.

A family-run, self-funded, vertically integrated multifamily owner-developer in Baltimore with its own in-house general contractor and property management company. Ranked as one of the top developer-builders in the country and number one in the Mid-Atlantic, the firm holds an award-winning portfolio of high-rise towers and transit-oriented mid-rise developments. The legacy is long. The bar for quality and execution is uncompromising.

The person in this seat runs the entire construction division. You own preconstruction, lead project delivery, build scalable processes, and mentor team leadership while reporting directly to ownership.

    What you will actually do

    • Own and lead the in-house general contracting division, taking full operational, financial, and executive accountability off ownership's plate.
    • Lead preconstruction and design input on marquee upcoming developments, shaping budgets, constructability, and schedules before ground is broken.
    • Directly manage and mentor senior construction leadership, holding project teams accountable for fee, schedule, safety, and quality across the portfolio.
    • Modernize and standardize division processes, written communications, precon models, and project management technology (Procore, Yardi, and estimating tools).
    • Stand alongside ownership with major municipal leaders, architects, key public partners, and top Mid-Atlantic trade partners.
    • Maintain deep relationships with the regional subcontractor community, ensuring trade respect and accountability on every job site.
    • Protect project financials, budget discipline, and job-costing precision from schematic design through final closeout.
    • Build a structured succession path, developing junior project leadership for the firm's long-term growth.

    What this job is not

This is not a third-party contracting role, an owner’s rep consulting seat, or a title given to someone who only wants to run individual job sites. You are not competing for outside commercial bids. Your sole focus is the owner's portfolio, leading the people and systems that build it.

What you need to have done

    • Led an in-house GC division or construction group inside a vertically integrated multifamily owner-developer. This is non-negotiable.
    • Delivered BOTH high-rise (steel and concrete) AND wood-frame mid-rise (podium/wrap) multifamily projects.
    • Managed several $75M+ complex multifamily developments concurrently at scale.
    • Deep roots, active trade relationships, and project history across the Mid-Atlantic region (Pennsylvania down to Virginia, including MD, DC, DE).
    • Strong preconstruction and estimating background with a proven track record of building accurate budgets prior to completed drawings.
    • Built or modernized operational systems, workflows, and software standards (Procore, Yardi, or equivalent platforms).
    • Holds a Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field.
    • Professional written communication skills and a detail-driven, hands-on, low-ego leadership style.

    What we pay

    • $300,000–$400,000 base salary, calibrated to depth of executive experience.
    • 15% to 30% performance bonus plan ($345,000–$520,000+ total cash potential).
    • A long-term incentive (LTI) equity-equivalent plan designed for long-term executive retention.
    • Comprehensive health, dental, and vision insurance coverage.
    • 401(k) retirement plan with company contribution.
    • Executive vehicle allowance or company vehicle options, plus technology/phone allowance.
    • Relocation assistance available for qualified Mid-Atlantic candidates committing to the Baltimore area.

    Where this goes

This seat represents the top construction leadership role in the organization, stepping directly into a legacy seat as the long-tenured executive transitions into retirement. You will work directly with ownership with an earned path toward long-term equity/LTI participation.
