    What you’ll be doing...

    The Network Regulatory & Real Estate Specialist will manage real estate efforts in support of Verizon's real estate program for the Central Texas submarket.  This involves vendor oversight of site acquisition and A&E partners to successfully perform due diligence, negotiating leases or amendments, managing work flow forecasts, obtaining governmental approvals and permits and PO management.

    • Tracking vendor performance, ensuring project trackers are updated, conforming to all leasing, zoning/permitting, environmental, and regulatory compliance policies

    • Working with the Real Estate Specialists, SAR, and law firms, and West Territory to obtain information needed for preparing and routing Deal Memo/Routing Document packages for signature

    • Receiving and uploading real estate agreement documents into NetDocs/FUZE (e.g., environmental, Title, Title Report Review, Deal Memo, Attorney Risk Assessments, Environmental Evaluation Summary, etc.)

    • Routing real estate related documents (e.g., leases, amendments, Right of Way Permits, etc.) received via mail and e-mail to sub-market management for execution

    • Conducting and participating in deployment calls with vendors, third parties and project team

    • Communicating modification project status updates to Network Team, Real Estate Manager, Site Acquisition Vendors, and Law Firms

    • Create, organize, and maintain real estate files

    • Driving project completion and site acquisition

    • Updating site databases (e.g., NetSites, NetDocs, Fuze, FUZEr, etc.) with new site development dates/milestones

    • Requesting location codes, project numbers, and budget strings for new sites and manage budget by way of POs

    • Sharing real estate related documents to other specialists and outside vendors (e.g., legal, site acquisition vendors, etc.)

    • Researching, finding, and providing documentation needed for projects by either looking in online tools and applications or in physical files

    • Providing additional support to other prioritizing projects as needed.

    What we’re looking for...

    This candidate is expected to work as a self-starter to drive their projects and effectively prioritize multiple competing projects in a fast paced environment. Must be able to collaborate with other internal teams to achieve successful outcomes.  Must be detail oriented, self-motivated, a fast learner and a team player.

     

    You’ll need to have:

    • Bachelors degree or four or more years of work experience.

    • Four or more years of relevant experience required, demonstrated through work experience and/or military experience.

    • Valid driver's license and willingness to travel up to approximately 25% of the time.

    • Proven ability to work independently, manage multiple tasks and projects with competing priorities and deadlines

    • Ability to function efficiently and effectively in a fast-paced professional environment

    • Detail-oriented and possess strong communication and organizational skills

    • Ability to efficiently use tools and applications such as MS Office and Google Suite

    • Ability to learn and efficiently use tools and applications such as FUZE SPM, WebEX

     

    Even better if you have one or more of the following: 

    • Project and vendor management experience including: managing project budgets, project timelines, creating reports, administrative assistance

    • Telecommunications real estate and/or property management skills

    • Familiarity with purchase orders/budget and driving financial responsibility preferred

    • Experience working across multiple platforms at a time

    This is a hybrid role, working part time in office in Irving, TX and part time remotely.

    Where you’ll be working

    In this hybrid role, you'll have a defined work location that includes working from home and a minimum of three days per week in the office, which will be set by your manager. Employees are responsible for maintaining compliance with hybrid work policies.
