    Description

    Senior Property Manager

    An expanding commercial real estate firm is seeking a Property Manager to oversee a diversified portfolio of office and industrial properties across the Charlotte region, with limited travel to South Carolina. You will be responsible for all aspects of property management, including operations, tenant engagement, vendor management, budgeting, financial reporting, and enhancing asset value and performance. Base salary up to $110,000, plus bonus opportunity

    Responsibilities:

    • Develop and maintain effective working relationships with client leadership teams, operational teams, and tenants

    • Lead property support staff by conducting regular meetings to review service expectations, brainstorm, and problem solve, etc.

    • Build and maintain strong tenant relationships while addressing service requests and property issues.

    • Oversee vendors, negotiate contracts, and ensure quality service delivery.

    • Prepare and manage operating and capital budgets, forecasts, and financial reports.

    • Review financial statements, approve invoices, and monitor property performance against budget.

    • Manage CAM reconciliations, tenant billings, collections, and delinquency follow-up.

    • Coordinate tenant move-ins, move-outs, and minor tenant improvement projects.

    • Assist with leasing activities, lease negotiations, and property tours as needed.

    Qualifications:

    • 3+ years experience in commercial, office or medical office property management

    • Great Communication skills both written and verbal

    • Bachelor's degree preferred
