    Description

    We are seeking several strong seasoned Construction Project Managers who have experience with the full life cycle of a commercial and  high rise mix use mid-rise/ high-rise residential projects within the New York 5 Boros. 

    Ideal Project Managers will have over 10 plus years’ experience who is hands on and can lead, direct and coordinate the day-to-day management of the projects.

    Experience in new construction for low income housing or similar is . 

    The Project Manager must have had experience and the sole project manager on a project and not one of many project managers.  The Project Manager will be responsible for managing all aspects of scheduling, financials, buy outs, change orders and daily reporting for multi-million dollar projects ranging anywhere from $5M upward of $200MM.

    The Project Manager is expected to participate onsite in the NY Corporate Office at least 60% of the time while managing off site meetings with client, subcontractors, site visits, etc.  

    Responsibilities

    •       Manage all aspects of project from inception to close out.

    •       Foster and enhance relationships with client representatives, architects, engineers, construction managers and consultants to establish project requirements, budget, specifications and schedules.

    •       Utilize value engineer and sustainable design concepts to improve value and efficiency for our clients.

    •       Understand and administers all contracts and subcontract agreements.

    •        Develop a high-performance team through supervision, training, coaching, and mentoring.

    •       Establish, update, and communicate Master Project Schedule and manage its implementation.

    •       Participate in supporting with estimating, preconstruction and executive management team in development of project.

    •       Manage budget and financial reporting, interpret and analyze reports to insure adherence to project budget.

    •       Manage the quality assurance/quality control program.

    •       Provide leadership in risk evaluation, contract negotiations, fee and pricing decisions.

    •       Ensure strict adherence to ethics and compliance requirements throughout the business unit

    •       Manage and oversee field operation and engineering processes and procedures.

    •       Drive competencies to team on requirements for insurance, labor relations, and employee relation.

    •       Direct enforcement of safety protocols by the project staff.

    •       Work with accounting to initiate pay application process and follow up to ensure payment is received in a timely manner.

    •       Keep management informed on progress of project and budget through regularly scheduled Operation Review Meetings.

     Requirements:

    ·         Bachelor’s degree in construction or engineering plus a minimum of 10 years’ related experience or an equivalent combination of education, training and/or experience

    ·         10-15 years of direct project management experience in “ground up” "renovations"  " mid -high rise mix use"  "multi-unit residential" and “interior” construction.

    ·         Demonstrated success at managing multiple projects ranging from $5M to $25M and upwards of $200 million of contract value.

    ·         Proven written and verbal communication abilities; proficiency with computer applications, including Microsoft Office suite

    ·         Thorough knowledge of construction cost, scheduling, estimating, purchasing and engineering principles and techniques, as well as accounting principles

    ·         Excellent negotiation and conflict resolution skill with the ability to individual negotiate change orders with clients and/or subcontractors upwards of $1M.

    ·         Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work and project schedules.

    ·         A positive attitude and desire to deliver exceptional results for our clients.

    ·         Personal commitment to safety and everyone around you project schedule

    ·         Demonstrated leadership and interpersonal skills.

    Additional Skills:

    ·         Primavera, Procore, Timberline and similar technology skills required

    ·         OSHA 10 OSHA 30 required

    ·         Field project management experience required

    ·         New business / client development experience required

    ·         LEED Certification is a plus

    ·         PMP certification is a plus

    ·         Current Project List Required
