Description

The Senior Project Manager will be responsible for:

  • Lead and oversee all phases of construction projects from inception through completion, ensuring projects are delivered on time and within budget.
  • Develop and manage project budgets, schedules, and resources to ensure efficient allocation and utilization.
  • Collaborate with architects, engineers, contractors, and other stakeholders to ensure project specifications and timelines are met.
  • Conduct regular site visits to assess project progress, quality of work, and adherence to safety standards.
  • Identify, assess, and mitigate project risks and issues, implementing corrective actions as necessary.
  • Prepare and present regular project status reports to senior management and stakeholders.
  • Ensure compliance with local, state, and federal regulations and building codes.
  • Negotiate contracts and agreements with vendors, subcontractors, and suppliers to secure favorable terms.
  • Mentor and provide guidance to junior project managers and construction staff, fostering a culture of continuous improvement and professional development.
  • Facilitate effective communication among project teams, clients, and other relevant parties to ensure alignment and address any concerns.
  • Monitor and enforce quality control measures to maintain high standards of workmanship and materials.
  • Implement and maintain project documentation, including plans, contracts, change orders, and progress reports.
  • Coordinate with property management teams to ensure smooth transition from construction to occupancy.
  • Lead project closeout activities, including client/owner walk throughs

Profile

The Senior Project Manager will have:

    • Bachelor's degree in Construction Management, Civil Engineering, or a related field.
    • In-depth knowledge of construction processes, building codes, and regulations specific to vertical build projects.
    • Strong leadership and team management skills, with experience in mentoring and developing project teams.
    • Excellent budgeting, cost control, and financial acumen for managing project budgets and financial forecasts.
    • Proficiency in project management software such as Procore, Primavera P6, or similar tools.
    • Superior problem-solving skills and the ability to make critical decisions under pressure.
    • Strong communication and interpersonal skills to effectively liaise with clients, subcontractors, and stakeholders.
    • 8+ years of commercial construction project management experience with a General Contractor.
    • Proven track record of successfully delivering ground-up and renovation projects ranging from $10M to $100M+.
    • Experience leading project teams through all phases of construction, from preconstruction through closeout.
    • Strong understanding of project scheduling methodologies, including CPM schedule development and management.
    • Ability to lead owner, architect, and contractor (OAC) meetings and maintain strong client relationships.
    • Experience managing and mentoring Project Managers, Assistant Project Managers, Project Engineers, and field staff.
    • Expertise in procurement, subcontractor buyout, and contract administration.
    • Demonstrated success managing project risk, identifying potential issues, and implementing proactive solutions.
    • Experience reviewing and negotiating owner contracts, subcontract agreements, and change orders.
    • Ability to analyze construction documents, drawings, specifications, and scopes of work.
    • Strong knowledge of value engineering, constructability reviews, and preconstruction planning.
    • Experience managing self-perform work and coordinating large subcontractor teams.
    • Proven ability to maintain project schedules while driving quality, safety, and profitability goals.
    • Strong understanding of project forecasting, cash flow management, and earned value reporting.
    • Experience with negotiated, CM-at-Risk, Design-Build, and Design-Assist project delivery methods.
    • Ability to cultivate and maintain relationships with owners, architects, engineers, and industry partners.
    • Knowledge of LEED, sustainable construction practices, and energy-efficient building systems is preferred.
    • Experience overseeing healthcare, education, municipal, corporate, mixed-use, or other large commercial projects.
    • Strong organizational skills with the ability to manage competing priorities in a fast-paced environment.
    • Demonstrated ability to resolve conflicts, negotiate solutions, and drive projects to successful completion.
    • Commitment to fostering a positive team culture built on accountability, collaboration, and continuous improvement.
    • Experience leading project pursuit efforts, including participation in interviews, presentations, and business development initiatives.
    • Proficiency with Microsoft Project, Bluebeam, Procore, Primavera P6, and Microsoft Office Suite.
    • OSHA 30 certification preferred.
    • Ability to consistently deliver exceptional client service and generate repeat business opportunities.
