Project Manager
Our client is a well-established, Wisconsin-based union general contractor with approximately $100 million in annual construction volume and a strong reputation for delivering complex commercial construction projects throughout the state. The company is headquartered in southeastern Wisconsin with additional offices in northern Wisconsin and specializes in large-scale construction, with typical projects ranging from $10 million to $30 million. While the company has a strong presence in municipal and education construction, its portfolio also includes commercial and multifamily projects. With self-performance capabilities in concrete, masonry, carpentry, and demolition, the company maintains significant control over project execution and quality. Manage multiple commercial construction projects from project handoff through final closeout. Lead project teams consisting of Superintendents, Foremen, Project Engineers/APMs, Project Coordinators, architects, subcontractors, and suppliers. Develop and maintain strong relationships with owners, architects, consultants, subcontractors, and key project stakeholders. Manage project bids, including pricing, scheduling, subcontractor scope, and overall bid strategy. Plan, coordinate, and manage self-performed work including concrete, masonry, carpentry, and demolition. Negotiate and manage subcontracts, owner contracts, purchase orders, and change orders. Assist with conceptual and schematic-level estimating and production studies. Develop, maintain, and troubleshoot project schedules while proactively addressing potential delays. Lead project progress meetings and coordinate RFIs, PCOs, change orders, and project documentation. Partner with the Superintendent to manage jobsite safety, quality, productivity, and compliance. Monitor project costs, billing, documentation, and overall project profitability. Identify issues early, drive timely resolution, and ensure projects remain aligned with contractual requirements and client expectations. Maintain compliance with contracts, local ordinances, building codes, and industry standards. Represent the company professionally while helping maintain and expand long-term client and industry relationships.
10+ years of commercial construction experience, ideally managing projects in the $10M-$30M range. Construction-related degree or equivalent combination of education and industry experience. Proven track record of successfully managing projects from preconstruction through closeout. Strong understanding of project financials, contracts, scheduling, estimating, change management, and subcontractor coordination. Highly driven and ambitious with the ability to take ownership and operate with a high degree of autonomy. Experience with self-performed construction is strongly preferred. Experience in municipal, education, institutional, commercial, or multifamily construction is a plus. Strong communication, leadership, negotiation, organizational, and problem-solving skills. Ability to effectively collaborate with both office and field personnel. Located within approximately 45 minutes of the company's southeastern Wisconsin headquarters, or in a location where commuting to the office would be practical. $120,000-$150,000 base salary, with flexibility to go higher for exceptional experience and performance. Car allowance available as needed.
