Senior Project Manager - Commercial & Industrial Construction
Olive Recruiting is seeking an experienced Senior Construction Project Manager to lead commercial and industrial construction projects, capital improvements, and facility-related initiatives across a portfolio of properties.
This senior-level role leads commercial and industrial construction projects from pre-construction through completion, overseeing budgets, schedules, contracts, stakeholders, and capital improvements. The ideal candidate is an experienced project leader who can manage multiple complex initiatives, work effectively with internal and external partners, and ensure projects are delivered safely, efficiently, on time, and within budget.
Key Responsibilities
- Lead commercial and industrial construction projects through the full project lifecycle, from initial concept and scope development through completion and closeout.
- Oversee capital improvement programs and facility upgrades across an assigned portfolio of properties.
- Develop project scopes, priorities, milestones, budgets, schedules, forecasts, procurement strategies, and resource plans.
- Coordinate architects, engineers, contractors, consultants, brokers, landlords, legal partners, and internal stakeholders.
- Support real-estate-related initiatives including site evaluations, acquisitions, dispositions, subleases, tenant improvements, and other property-related projects.
- Develop and review RFPs, bid packages, project charters, bid evaluations, site assessments, market information, LOIs, and executive-level recommendations.
- Manage construction contracts, lease-related requirements, RFIs, submittals, change orders, and project documentation.
- Track project costs, schedules, quality, risks, forecasts, and capital expenditures, taking corrective action when necessary.
- Provide regular project, portfolio, financial, schedule, and risk updates to senior leadership.
- Ensure projects meet applicable safety requirements, building codes, environmental standards, contractual obligations, and internal policies.
- Oversee inspections, quality control, commissioning, punch-list activities, and final project turnover.
- Build strong relationships across departments and mentor less-experienced project and field personnel.
Qualifications
- Bachelor's degree in Construction Management, Engineering, Business, Real Estate, or a related field or equivalent experience, with approximately 10+ years of progressive commercial construction/project management experience.
- Approximately 10–12 years of experience managing commercial, industrial, or commercial real-estate construction projects.
- Demonstrated experience successfully managing construction projects with values of up to approximately $10 million.
- Background with warehouses, distribution facilities, logistics properties, manufacturing environments, or other industrial facilities strongly preferred.
- Strong understanding of construction practices, scheduling, budgeting, procurement, contracts, project controls, and financial management.
- Excellent leadership, communication, negotiation, organization, analytical, and problem-solving abilities.
- Comfortable managing multiple stakeholders and projects while balancing competing priorities.
- Candidates must be legally authorized to work in the United States without current or future sponsorship requirements.
