    What You’ll Do

    • Lead preconstruction efforts from conceptual design through GMP, final pricing, and project buyout.
    • Develop detailed conceptual, schematic, design development, and construction estimates.
    • Establish and maintain project budgets throughout the design process.
    • Review plans, specifications, scopes, and design documents for constructability, cost, and risk.
    • Lead value engineering and cost-saving initiatives with owners and design teams.
    • Solicit, level, and negotiate subcontractor and vendor proposals.
    • Develop project schedules and assist with milestone planning.
    • Lead preconstruction meetings with owners, architects, engineers, subcontractors, and internal teams.
    • Build and maintain strong relationships with clients, design partners, subcontractors, and vendors.
    • Prepare estimates, proposals, presentations, and other pursuit materials.
    • Work closely with Project Management and Operations teams to ensure a smooth transition from preconstruction into construction.
    • Identify project risks, opportunities, and potential cost impacts early in the process.
    • Mentor junior estimators and preconstruction professionals where applicable.
    • Help improve estimating systems, processes, and best practices.

    What We’re Looking For

    • 6+ years of commercial construction experience, with a strong background in preconstruction and estimating.
    • Previous experience as a Senior Preconstruction Manager, Senior Estimator, Preconstruction Manager, or similar role.
    • Strong understanding of commercial construction means, methods, materials, pricing, and constructability.
    • Experience managing estimates and budgets through multiple stages of design.
    • Ability to confidently communicate with owners, architects, engineers, subcontractors, and internal leadership.
    • Strong analytical, organizational, negotiation, and communication skills.
    • Ability to manage multiple projects and priorities in a fast-paced environment.
    • Experience with commercial projects such as healthcare, mission critical/data centers, higher education, office, hospitality, retail, industrial, or other complex construction is a plus.
    • Bachelor's degree in Construction Management, Engineering, or a related field is preferred.
