Position Summary

The Construction Project Manager is responsible for the planning, coordination, execution, and closeout of new construction, expansions, relocations, and remodel projects across multiple CVS Health business units. This role leads projects from initial scoping through completion while ensuring adherence to company standards, budget objectives, schedule commitments, and quality expectations.

The position supports complex construction initiatives for Retail, Supply Chain, Specialty Pharmacy, Mail Order, Oak Street Health, Corporate Workplace Strategy, Coram, CarePlus, Omnicare, Information Technology, and other business units. The Construction Project Manager serves as the primary liaison between internal stakeholders, external consultants, contractors, developers, and government agencies to successfully deliver projects that support CVS Health's strategic objectives.

Key Responsibilities

Project Management & Execution

  • Manage the full lifecycle of construction projects, including planning, design coordination, budgeting, permitting, bidding, contract administration, construction oversight, reporting, and project closeout.
  • Lead new construction, expansion, relocation, and remodel projects of varying scope and complexity.
  • Develop and maintain project schedules, milestones, budgets, and forecasts to ensure successful project delivery.
  • Conduct site visits, progress reviews, punch walks, and final inspections to ensure compliance with CVS Health standards and project requirements.
  • Manage project risks and proactively resolve issues impacting budget, schedule, quality, or operational objectives.

Financial & Contract Management

  • Manage annual capital and expense budgets ranging from approximately $10 million to $50 million.
  • Develop project cost estimates and monitor expenditures throughout the project lifecycle.
  • Lead contractor bidding processes, evaluate proposals, conduct contractor qualification reviews, and provide award recommendations.
  • Review, negotiate, and administer construction contracts, change orders, and project-related agreements.

Stakeholder & Team Leadership

  • Partner with Real Estate, Operations, Facilities, Finance, Procurement, and other internal business partners to define project scope, objectives, and execution strategies.
  • Present project recommendations, budgets, and schedules at Real Estate Committee (REC) and other leadership meetings.
  • Coordinate architects, engineers, consultants, developers, contractors, vendors, and internal stakeholders to ensure alignment and successful execution.
  • Facilitate effective communication, collaboration, and issue resolution among project team members and stakeholders.

Regulatory & Compliance

  • Represent CVS Health before state and local agencies regarding permits, zoning, approvals, inspections, and construction-related requirements.
  • Ensure projects comply with applicable building codes, regulatory requirements, CVS Health standards, and safety expectations.

Leadership & Continuous Improvement

  • Build and maintain productive relationships with internal and external partners.
  • Lead and motivate diverse project teams including CVS Health employees, consultants, contractors, vendors, and temporary labor.
  • Identify opportunities to improve project delivery processes, cost controls, construction standards, and operational efficiencies.

Support organizational initiatives and adapt effectively within a dynamic and evolving business environment.

Required Qualifications

  • Minimum of 5 years of progressively responsible construction project management experience.
  • Demonstrated experience managing multiple large-scale construction projects simultaneously.
  • Strong knowledge of construction methods, project delivery systems, estimating, budgeting, contract administration, and permitting processes.
  • Experience managing capital and expense budgets and delivering projects within approved financial targets.
  • Proven ability to lead cross-functional teams and influence stakeholders without direct reporting authority.
  • Strong analytical, organizational, and problem-solving skills.
  • Excellent written, verbal, and presentation skills.
  • Proficiency with Microsoft Office Suite, including Project, Excel, Outlook, and PowerPoint.
  • Experience utilizing project management and construction management software platforms.

Preferred Qualifications

  • Experience managing construction projects in retail, healthcare, distribution, corporate workplace, or multi-site environments.
  • Knowledge of commercial construction, tenant improvement, and renovation projects.
  • Experience supporting projects across multiple business units and geographic markets.
  • Professional certifications such as PMP, CCM, or equivalent are a plus.

Education

Bachelor's degree in Construction Management, Engineering, Architecture, Business, or a related field; or equivalent combination of education and experience.

Pay Range

The typical pay range for this role is:

$67,900.00 - $149,328.00

This pay range represents the base hourly rate or base annual full-time salary for all positions in the job grade within which this position falls. The actual base salary offer will depend on a variety of factors including experience, education, geography and other relevant factors. This position is eligible for a CVS Health bonus, commission or short-term incentive program in addition to the base pay range listed above. This position also includes an award target in the company's equity award program.
