Are you an experienced maintenance professional ready to take on a leadership role? Positive Investments, Inc. is seeking a Senior Maintenance Technician to spearhead the maintenance operations for our assigned properties. This position includes discounted housing in the city of Sierra Madre, CA.
In this senior-level position, you aren't just performing repairs-you are responsible for the overall physical integrity of the property, ensuring it meets all company standards and objectives. You will act as a key leader, overseeing day-to-day operations and managing both internal team members and external vendors.
Operational Leadership: Coordinate day-to-day property operations and assign work orders, turns, and maintenance projects to the team.
Expert Technical Repairs: Diagnose and perform complex repairs in HVAC, electrical, plumbing, carpentry, drywall, and appliances.
Turnover Management: Conduct pre-move out inspections and ensure apartment "turns" are completed efficiently within 1–7 days.
Quality & Budget Control: Manage vendor relationships to ensure competitive pricing and high-quality service while adhering to the operating budget.
Preventative Maintenance: Lead preventative maintenance inspections and initiate safety programs regarding moisture management, asbestos, and injury prevention.
Property Inspections: Perform daily inspections of grounds and common areas (pools, fitness centers, laundry facilities) to ensure cleanliness and safety.
Administrative Oversight: Utilize Yardi to manage work orders, complete detailed maintenance request forms, and generate operational reports.
Experience: A minimum of 3-4 years in property management maintenance or a related building trade is required.
Technical Proficiency: Proven ability to perform electrical, plumbing, HVAC, and carpentry repairs.
Leadership Ability: Capable of supervising team members and managing workflows effectively.
Soft Skills: Exceptional communication skills and the ability to maintain a high level of customer service when handling resident inquiries or complaints.
Physical Capability: Ability to perform physical labor, including frequent climbing and lifting or moving in excess of 100 pounds.
Availability: Willingness to be on-call for after-hour and non-business hour emergencies.
Software: Proficiency in Microsoft Office (Word, Excel, Outlook) and the ability to adapt quickly to proprietary software like Yardi.
