The Senior Maintenance Supervisor serves as the day-to-day field execution leader for maintenance operations at an assigned Core Spaces property. This role is responsible for coordinating maintenance workflow, supporting operational readiness, reinforcing maintenance standards, and driving consistent execution of maintenance operations across the community.
Working under the direction of maintenance leadership, the Senior Maintenance Supervisor provides functional leadership and field guidance to Maintenance Technicians, Porters, and Housekeeping staff while supporting maintenance operations, preventive maintenance initiatives, quality control efforts, and service response execution at the property level. This role exercises judgment in coordinating maintenance priorities, responding to operational issues, and supporting day-to-day field execution across the community.
This position plays a critical role in maintaining operational continuity and maintenance efficiency by coordinating field execution, identifying operational issues, supporting emergency response efforts, and helping ensure the property remains safe, well-maintained, and aligned with company standards. While the role maintains an active field presence and may assist with complex maintenance activities when necessary, the primary focus is coordinating execution, supporting field operations, and reinforcing maintenance performance standards throughout the property.
What You Will Do:
Property Maintenance Operations
Coordinate day-to-day maintenance operations, workflow execution, and operational readiness across the assigned property.
Support execution of preventive maintenance programs, service requests, inspections, and maintenance initiatives to help ensure operational consistency and timely completion of work.
Coordinate maintenance priorities, respond to operational demands, and support efficient allocation of maintenance resources based on property conditions and service expectations.
Support high-demand operational periods, emergency maintenance situations, resident escalations, turns, and maintenance-related projects as needed.
Identify operational concerns, deferred maintenance issues, or service gaps and escalate recommendations or operational risks to maintenance leadership.
Field Leadership & Team Coordination
Provide day-to-day field leadership, operational guidance, and workflow coordination to Maintenance Technicians, Porters, and Housekeeping staff.
Reinforce company maintenance standards, safety protocols, service expectations, and operational procedures within the property.
Assist with onboarding and training team members on maintenance processes, safety expectations, equipment usage, and operational best practices.
Support maintenance execution quality by monitoring field activity, addressing operational concerns, and reinforcing accountability for timely and consistent service delivery.
Serve as a visible leadership presence within the community by promoting teamwork, operational consistency, and resident-focused service.
Maintenance Operations & Property Support
Support maintenance operations involving HVAC, plumbing, electrical, appliance, mechanical, and general building systems.
Conduct property walks and maintenance inspections to identify maintenance concerns, operational issues, safety risks, deferred maintenance, or areas requiring follow-up.
Coordinate repairs, service requests, and maintenance projects to support property operations and resident satisfaction.
Help ensure maintenance operations are completed in accordance with company standards, safety requirements, and operational expectations.
Maintain readiness to respond to after-hours maintenance emergencies and urgent operational needs as required.
Vendor & Contractor Coordination
Coordinate with approved vendors and contractors performing maintenance-related services at the property.
Monitor work progress and communicate service concerns, quality issues, operational delays, or follow-up needs to maintenance leadership as appropriate.
Support scheduling and coordination of maintenance projects, repairs, and operational service activities.
Assist with monitoring vendor activity to help ensure work is completed in alignment with company standards and operational expectations.
Safety, Compliance & Risk Management
Support compliance with company safety standards, OSHA requirements, and operational maintenance procedures throughout the property.
Reinforce proper equipment handling, maintenance safety practices, and safe working conditions within the field.
Assist with safety inspections, operational documentation, inventory tracking, and maintenance-related reporting as required.
Escalate safety concerns, operational risks, compliance issues, or deferred maintenance matters to maintenance leadership promptly.
Inventory & Operational Support
Assist with maintaining maintenance inventory, tools, equipment, and supplies to support day-to-day operational needs.
Monitor inventory usage and communicate supply needs, shortages, operational concerns, or equipment issues to leadership.
Support maintenance leadership with operational coordination, process improvements, maintenance readiness efforts, and property operational initiatives.
Assist with tracking maintenance-related expenses and identifying opportunities for operational efficiency and cost-effective resource usage.
Emergency Response & Operational Readiness
Support after-hours emergency maintenance response efforts, helping ensure urgent operational issues are addressed in a timely and effective manner.
Coordinate emergency maintenance response activities, assess operational impact, and escalate critical property issues to maintenance leadership as appropriate.
Assist in maintaining property emergency preparedness procedures and reinforce emergency response protocols with on-site staff.
Support operational continuity efforts during emergency situations, severe weather events, utility disruptions, property incidents, or other urgent maintenance-related situations.
Collaboration & Communication
Partner closely with Community Managers, Regional Maintenance Supervisors, vendors, operational leadership, and on-site teams to support property performance and resident experience.
Communicate maintenance updates, operational timelines, project impacts, and service interruptions effectively with residents and internal stakeholders as needed.
Support cross-functional operational initiatives, process improvements, and maintenance programs as assigned.

Participation in after-hours emergency response rotation may be required.
High school diploma or equivalent required; technical certifications, trade licenses, or additional maintenance education preferred.
3+ years of progressive maintenance leadership experience within student housing, multifamily, hospitality, or related property management environments.
Demonstrated ability to coordinate maintenance workflow, prioritize operational needs, and support execution within fast-paced environments.
Strong working knowledge of building systems, preventive maintenance practices, operational safety standards, and general maintenance procedures.
Experience providing field guidance, operational support, or day-to-day coordination to maintenance teams.
Strong organizational, communication, and problem-solving skills with the ability to operate independently within established operational guidelines.
Valid driver’s license and reliable transportation required.
