    Description

    This position is a temporary employment opportunity and can be remote with a flexible work location.

    PRIMARY OBJECTIVE:

    Responsible for multiple duties in the Construction Administration Department whose primary objective is to administer the Bank's commercial construction loan and residential construction loan portfolios in adherence to Bank policies and procedures, applicable lending regulations, and construction lien law.

    Primary duties include initial setup of construction loan files, monitor controls to minimize risk to the Bank during the construction period by ensuring proper documentation is received, budgets are adhered to, proper insurance coverage is in place, and funds are available at all times to complete projects. Administer the construction draw process including initiation of inspections per procedures, monitoring notice to owners and progress payment affidavits, coordinating draw requests, and obtaining title policy updates when required. Assure all documentation is in place for proper closeout of construction files through payoff or conversion to permanent loan. Monitor management reports and controls on an ongoing basis and timely report any discrepancies to department management. Assist in establishing and revising department procedures as necessary.

    Fill in and assume the responsibilities of Construction Loan Administration Manger as needed.

    RESPONSIBILITIES:

    • Initial set-up of construction loan files including review of approval documents, contracts, commitment letters, construction loan agreements, budgets, draw schedules, etc, and establishes necessary controls to properly monitor progress of construction and disbursement of funds including customized spreadsheets to track Loan to Value, equity contributions, costs, disbursements, change orders, and remaining funds available.
    • Check project tracking to ensure it is reconciled as appropriate to the loan system.
    • Verify all necessary documentation is received prior to disbursement of draws including but not limited to; Notice of Commencement, Notice to Owners, surveys, proof of insurance, inspections, partial lien releases, draw requests, etc.
    • Communicate with commercial lenders, CBCs, builders, and others in order to resolve disputes and problems.
    • Assist in maintaining department procedures, production and maintenance of appropriate reports, audit and compliance follow-up.
    • Assist in updating Documentation Manuals and request changes to Loan Policy Manual to ensure conformity with changes/updates to the Commercial Construction Policy and Procedures Manual(s).
    • Adhere to the highest legal and ethical standards applicable to our industry, while observing both the spirit and letter of all government regulations and laws, and bank policies and procedures.

    POSITION REQUIREMENTS:

    • 5-7 years of experience in commercial construction loan administration.
    • 3-5 years of training and supervisory experience
    • Minimum high school graduate, college degree preferred.
    • Proven problem-solving abilities utilizing resources available to develop technical and analytical skills.
    • Specific knowledge of banking regulations and construction lien law. Must be familiar with real estate documentation, construction loan agreements, and AIA documents.
    • Personal computer proficiency with Excel and Word with adaptability to transfer skills to other software programs. Must have ability to conceptualize and construct spreadsheets using Excel, and ability to troubleshoot and correct errors in formulas or calculations.
    • Must be comfortable interacting directly with borrowers, commercial lenders, management, and other professionals.
    • Ability to work without close supervision, set priorities and be responsive to change, make independent decisions, and manage several projects simultaneously.
