A bit about us:

We are a scaled, publicly traded consumer platform with a national real estate footprint across owned, leased, and developed assets. The business is asset-intensive, capital disciplined, and growth-oriented, with hundreds of millions deployed annually across new development, asset reinvestment, and portfolio optimization. Finance is deeply embedded in strategic decision-making and plays a central role in how capital is allocated, returns are measured, and long-term value is created.

Why join us?
  • Build something from the ground up — this function doesn't have an established playbook yet, so you'll help define how it works
  • Direct visibility and access to senior leadership as strategy takes shape
  • Full lifecycle ownership of your projects — from initial deal evaluation through construction monitoring to eventual disposition
  • Real growth path — this role can flex into a Manager-level position with additional comp and bonus eligibility for the right person
  • Backed by a high-growth, high-performing organization with strong recent earnings momentum
  • Flexibility to expand into broader Property Development work as the business line grows and priorities evolve

Job Details

This role provides high-level planning, financial analysis, and operational support for our capital-light, development-light residential platform. You'll work closely with Property Development, Finance/Accounting, JV partners, and business operations to analyze complex deal structures, model prospective opportunities, and support the ongoing expansion of the business. The primary focus is on this platform specifically, with flexibility to support the broader Property Development team as priorities evolve.

Financial Analysis & Modeling
  • Develop and maintain sophisticated multi-year pro formas for prospective opportunities, incorporating development cash flows, equity partner returns, development fee timing, and ongoing management/licensing revenues
  • Model multi-family development pro formas including hard costs, soft costs, construction financing, permanent debt structures, equity returns, and long-term hold assumptions
  • Build detailed financial comparisons across different JV structures, equity ownership percentages, and co-investment scenarios to support partnership negotiations with external developers and investors
  • Model development fee accrual and revenue recognition, coordinating timing with construction milestones and contract deliverables

JV / Portfolio Performance Monitoring
  • Track and analyze performance across an evolving portfolio of JVs at different lifecycle stages — from pre-financing through construction, leasing, stabilization, and exit
  • Analyze JV earnings, loss distributions, equity valuation changes, and impairment considerations for financial reporting and management review
  • Monitor and report on key drivers including absorption rates, achieved rents versus projections, operating expense budgets, and unit-level profitability

Capital Markets & Financing
  • Analyze external financing structures including construction loans, permanent mortgages, mezzanine debt, and preferred equity; assess terms, conditions, and impact on project returns
  • Support capital-raising activities including financial cases and return scenarios for potential co-investors
  • Model sensitivity analyses around interest rates, leverage ratios, exit assumptions, and equity return thresholds

Reporting & Insights
  • Design and maintain dashboards and reports tracking portfolio performance, investment returns, and development pipeline
  • Prepare executive-level analyses and recommendations on prospective opportunities, market conditions, and strategic initiatives
  • Support the broader Property Development team with forecasting, budgeting, and scenario analysis

Systems & Process Support
  • Manage planning-system needs for Property Development, including data entry, model maintenance, and reporting
  • Support design and deployment of financial processes and reporting frameworks as the platform scales
  • Collaborate with Finance/Accounting and Corporate leadership to align on accounting treatment, financial planning, and strategic decision-making

Minimum Qualifications:
o Extensive, advanced experience in Excel including complex formulas, pivot tables, and multi-sheet financial modeling
o Strong understanding of accounting and finance principles, including how transactions flow through financial statements
o Ability to follow through on deliverables and manage meticulous detail across multiple projects and tight deadlines
o Bachelor's degree in Finance, Accounting, Real Estate, Business, or a related field
o 5+ years of experience in financial or business analysis, real estate development, capital markets, or investment analysis

Preferred Qualifications:
o Prior experience as a financial or real estate analyst supporting multi-family residential development, real estate funds, or REITs
o Experience modeling or analyzing joint venture structures, equity partnerships, and co-investment arrangements
o Familiarity with commercial real estate development pro formas, debt structures, and permanent financing terms
o Capital markets experience — debt financing, equity raises, or valuation analysis
o Experience with relational databases and data analytics tools (SQL, SAS, Alteryx, Domo, or similar)
o Experience with enterprise planning/budgeting software
o Comfort navigating unstructured problem solving, ambiguity, and shifting priorities on a growing platform

Benefits: Comprehensive medical/dental/vision/prescription coverage, short- and long-term disability, life insurance, 401(k) with company match, pre-tax flexible spending and dependent care plans, parental leave and adoption assistance, paid time off and paid sick leave, deferred compensation eligibility for qualifying income levels, plus a subsidized company membership and product/service discounts
