The Senior Facilities Manager is responsible for the overall operation, maintenance, safety, security, and continuous improvement of 70,000 square feet of space across two adjacent buildings. The space includes engineering labs, clean rooms, manufacturing space, and office operations. This position ensures that all building systems, infrastructure, and work environments are safe, reliable, clean, compliant, and capable of supporting business operations with minimal disruption.
The Senior Facilities Manager oversees the maintenance of all building infrastructure and related company assets, supervises Facilities personnel (two custodians), manages contractors and vendors, coordinates facility improvement projects, and serves as the primary liaison with the property landlord. The role requires strong leadership, excellent organizational skills, proactive problem-solving, willingness to be hands-on and the ability to effectively prioritize multiple responsibilities in a fast-paced technical environment.
Essential Responsibilities:
Facility Operations
- Ensure company facilities remain safe, functional, clean, and well-maintained to support engineering, manufacturing, and office operations.
- Develop and manage preventive maintenance programs for all building systems, including HVAC, compressed air systems, electrical, plumbing, fire protection systems, humidification equipment, thermal chambers, and other critical infrastructure.
- Conduct regular facility inspections to identify maintenance needs, safety concerns, and opportunities for operational improvements.
- Coordinate building repairs, renovations, space utilization, and capital improvement projects.
- Respond promptly to facility issues to minimize downtime and maintain productivity.
- Maintain accurate facility maintenance records, inspection reports, and documentation.
- Coordinate with other departments, including Engineering, IT, and Security, to ensure facility systems support operational requirements.
- Partner with the Engineering Lab Custodian to ensure laboratory operations are effectively supported.
Leadership and Supervision
- Supervise Facilities personnel, including custodial staff and any other assigned employees.
- Establish work priorities, monitor workloads, and ensure timely completion of assigned tasks.
- Provide coaching, performance feedback, mentoring, and performance management for direct reports.
- Address employee performance concerns promptly and in accordance with company policies.
- Foster teamwork, accountability, professionalism, and continuous improvement within the Facilities team.
Contractor and Vendor Management
- Manage relationships with contractors, service providers, and suppliers associated with facilities-related needs.
- Coordinate preventive maintenance and repair services for HVAC, compressors, electrical systems, plumbing, security systems, and other building infrastructure.
- Obtain competitive quotations, negotiate contracts, monitor vendor performance, and ensure quality work.
- Serve as the primary liaison with the building landlord regarding facility issues, and property improvements.
Budgeting and Procurement
- Manage departmental purchasing and facility-related expenditures responsibly.
- Plan purchases efficiently to minimize unnecessary costs and maximize productivity.
- Assist with annual facilities budgeting and capital planning.
Safety, Security, and Compliance
- Ensure compliance with OSHA regulations, company safety policies, security requirements, environmental regulations, and applicable building codes.
- Coordinate facility support for security initiatives and emergency preparedness activities.
- Maintain safe working conditions throughout all company facilities.
- Participate in emergency response activities as required.
Communication and Collaboration
- Provide recommendations to senior leadership regarding facility capabilities, improvements, maintenance priorities, and long-term planning.
- Maintain an organized system for tracking Facilities requests and ensuring timely follow-up.
- Communicate project status, maintenance schedules, and delays proactively with management and employees.
- Build effective working relationships with employees, managers, contractors, vendors, and external partners.
General Responsibilities

- Stay current on industry best practices, building technologies, facility management software, sustainability initiatives, and regulatory requirements.
- Assist Human Resources with company events and facility logistics.
