    Job Description

    Position Summary

The Senior Director, Asset Management, is a market and asset focused role responsible for the day-to-day commercial performance and positioning of a portfolio of multifamily communities within an assigned region. This role is distinct from a portfolio or investment strategy function: the Senior Director, Asset Management is expected to bring strong general investment acumen and sound commercial judgment but is not responsible for creating or managing advanced financial models, underwriting, or capital markets strategy. The role is the primary link between on-site operations, the Regional Operations Leader, lenders, and the Transactions/Investments Team — driving pricing decisions, competitive positioning, and market intelligence that inform both day-to-day operations and broader investment decisions.

    Essential Job Functions

    1. Market Intelligence & Competitive Positioning (30%)

Maintains a deep, current understanding of assigned submarkets through regular, in-depth site visits to tour competitor properties and comparable assets — evaluating physical condition, curb appeal, unit finishes, amenities, and resident experience relative to the portfolio. This first-hand market knowledge feeds directly into the comp sets the role establishes and maintains for each asset. The role also maintains a multi-year view of market rent growth trends, tracks the key ownership and operator players active in the market, and stays current on local regulations and real estate tax (RET) matters affecting the portfolio.

    2. P&L Oversight & Financial Performance Management (30%)

Owns the full P&L performance of the assigned portfolio — revenue and pricing, expense management, other income strategy, and RET strategy. Sets rent and concession direction through regular pricing calls, balancing occupancy, rent growth, and exposure in real time. Partners with site and regional teams to manage expenses against budget, drives other income initiatives (ancillary fees, utility reimbursement, amenity income), and leads RET strategy — including assessment appeals and tax budgeting — to protect NOI. Attends bi-weekly updates with regional operations leaders on P&L performance and open items.

    3. Capital Improvement Program Oversight (20%)

Participates in weekly Unit Renovation Program meetings, reviewing progress, budget, and returns on renovated units, and reviews and responds to ad hoc renovation approval requests from site and regional teams on an ongoing weekly basis.

    4. Lender & Capital Partner Relations (10%)

Primary point of contact for lender-related matters on assigned assets, reviewing and approving lender requests and coordinating required documentation and responses with site teams. Fields ad hoc lender questions regarding market conditions, financial performance, and rents, and leads or co-leads regular monthly and quarterly lender calls.

    5. Transactions & Acquisitions Support (10%)

Supports the Transactions/BPG Investments team as needed during asset disposition processes, providing market color, coordinating tours, and fulfilling data requests. The role's market knowledge and competitive positioning work also directly inform new acquisition evaluations. Provides feedback on market conditions and asset quality to support acquisition decisions.

This position requires an Undergraduate (Bachelor) Degree in Finance, Business, or a related field.
