Senior Construction Manager - MultiFamily Apartments

Position Overview
We are seeking an experienced Senior Construction Manager to lead and deliver multifamily and apartment construction projects from preconstruction through closeout. The ideal candidate will combine strong construction and project management expertise with leadership skills to oversee budgets, schedules, subcontractors, quality, and safety while maintaining excellent client relationships and meeting company performance goals.

Key Responsibilities

  • Lead endtoend delivery of multifamily and apartment construction projects, including preconstruction, procurement, construction, and closeout phases.
  • Develop, manage and optimize project schedules and critical path activities to ensure ontime delivery.
  • Prepare and maintain project budgets, forecasts, and cost controls; identify and implement value engineering opportunities.
  • Manage subcontractor selection, contracts, performance, and relationships; oversee onsite supervision and coordination.
  • Ensure compliance with building codes, local regulations, permitting requirements, and company quality standards.
  • Implement and enforce jobsite safety programs and OSHA requirements; conduct regular safety meetings and audits.
  • Coordinate with owners, architects, engineers, consultants, and municipal authorities to resolve design and construction issues promptly.
  • Review and approve submittals, RFIs, change orders, and pay applications in a timely manner.
  • Conduct regular site inspections to monitor workmanship, schedule progress, and quality; document and report status to stakeholders.
  • Mentor and develop project teams including Project Managers, Superintendents, and field staff; promote a collaborative, resultsdriven culture.
  • Drive continuous improvement by capturing lessons learned, optimizing processes, and leveraging construction technology (Procore, Bluebeam, BIM tools).
  • Support business development efforts by providing constructability input, cost estimates, and client presentations as needed.

Qualifications

  • Bachelors degree in Construction Management, Civil Engineering, Architecture, or related field, or equivalent experience.
  • 10+ years of commercial construction experience with a minimum of 5 years managing multifamily/apartment projects at a senior or project management level.
  • Proven track record delivering projects on time and within budget for multifamily residential developments.
  • Strong knowledge of construction means and methods, building codes, permitting processes, and quality control standards.
  • Experience managing budgets, estimating, scheduling (Microsoft Project, Primavera or equivalent), and subcontractor procurement.
  • Proficiency with construction management software such as Procore, Bluebeam, or equivalent; familiarity with BIM is a plus.
  • Valid OSHA 30 certification (or willingness to obtain) and strong commitment to jobsite safety.
  • Excellent leadership, communication, negotiation, and client relationship skills.
  • Ability to read and interpret construction drawings, specifications, and contract documents.
  • PMP, CCM or other industry certifications preferred.
  • Willingness to travel between job sites and a valid drivers license.
