    Position Overview

    Our client is seeking a highly motivated Senior Associate - Investments to join their growing Charlotte-based team. This individual will play a critical role across the full investment lifecycle-including acquisitions, development, and asset management-supporting the firm's strategy in multifamily and residential development platforms (BTR and BTS).

    The ideal candidate will have 5+ years of relevant real estate experience, strong financial modeling capabilities, and the ability to operate in a fast-paced, entrepreneurial environment.

    Key Responsibilities

    Acquisitions & Investments

    • Evaluate new investment opportunities across multifamily, BTR, and BTS sectors
    • Build and maintain complex financial models (e.g., ARGUS, Excel) including pro forma analysis, IRR calculations, and sensitivity scenarios
    • Conduct market research, comparable analysis, and due diligence
    • Coordinate with brokers, lenders, legal teams, and third-party consultants during underwriting and closing processes
    • Assist in preparing investment committee memos and presentation materials

    Development

    • Support the execution of ground-up development projects from pre-development through stabilization
    • Collaborate with internal and external partners (developers, contractors, architects) to track budgets, schedules, and project milestones
    • Assist in entitlement, permitting, and design coordination processes
    • Monitor development budgets vs. actuals and identify cost-saving opportunities
    • Participate in capital planning and financing strategies for development projects

    Asset Management

    • Monitor ongoing asset performance against underwriting and business plans
    • Analyze operating results, leasing activity, and property-level KPIs
    • Assist in the preparation of quarterly reports and investor communications
    • Work with property management teams to optimize operations and maximize asset value
    • Identify opportunities for refinancing, disposition, or recapitalization

    Qualifications

    • 5+ years of experience in real estate investments, private equity, development, or related fields
    • Strong financial modeling and analytical skills (advanced Excel proficiency required)
    • Experience across acquisitions, development, and/or asset management preferred
    • Familiarity with multifamily, BTR, and BTS asset classes
    • Knowledge of real estate finance structures, including debt and equity capitalization
    • Bachelor's degree in Finance, Real Estate, Business, or related field (MBA or MSRE is a plus)
