Position Summary

Aeon is seeking a highly skilled Roving Maintenance Technician to provide experienced, hands-on maintenance support across Aeon's portfolio of affordable and market-rate apartment communities throughout the Twin Cities. This full-time, Monday-Friday position has no on-call responsibilities and offers a consistent 8am to 4:30pm schedule, while providing the variety and challenge of working across multiple communities and building types.

As a Roving Maintenance Technician, you'll serve as a versatile maintenance resource, responding where your skills are most needed across the portfolio. You may provide coverage during staffing vacancies or absences, help properties address high-priority or more complex maintenance needs, support apartment turnover efforts, complete preventative maintenance, assist with inspections, and contribute to special maintenance projects.

This position requires a strong technical foundation, sound judgment, and the ability to independently diagnose and resolve a wide range of maintenance issues. Because you'll regularly transition between properties, success also requires adaptability, organization, initiative, and the ability to quickly understand the needs and priorities of each community.

Working closely with onsite staff, vendors, and other Aeon team members, you'll help strengthen maintenance operations across the portfolio while ensuring residents receive responsive, professional, and high-quality service.

This position reports to the Director of Maintenance.

Key responsibilities include, but are not limited to:

Skilled Maintenance & Repairs

• Independently diagnose, troubleshoot, and complete a broad range of maintenance repairs, applying sound technical judgment to determine appropriate solutions.

• Complete maintenance service requests efficiently, accurately, and professionally, with a strong focus on quality workmanship and resident service.

• Troubleshoot, repair, replace, and maintain apartment and building components and systems, including:

• Plumbing fixtures, piping, valves, drains, toilets, faucets, and related systems

• Electrical fixtures, switches, outlets, lighting, and other electrical components within the scope of the position

• Appliances and associated components

• Air handlers, HVAC components, thermostats, and related equipment

• Locks, keys, doors, closers, and hardware

• Drywall, flooring, trim, cabinetry, and interior finishes

• Windows, window coverings, light fixtures, and other building components

• Evaluate maintenance issues to determine whether repairs can be completed internally or require specialized vendor support.

• Identify underlying causes of recurring maintenance issues rather than addressing symptoms alone.

• Perform scheduled and unscheduled preventative maintenance to improve equipment performance, extend the useful life of building systems, and reduce emergency repairs.

• Identify developing maintenance, safety, or building concerns and communicate recommended corrective action.

• Maintain accurate and timely documentation of work orders, inspections, preventative maintenance activities, materials, and completed repairs.

• Follow applicable codes, manufacturer specifications, safety requirements, and Aeon maintenance standards.

Portfolio & Roving Support

• Provide skilled maintenance coverage at Aeon communities throughout the Twin Cities based on portfolio priorities and operational needs.
• Quickly assess maintenance conditions and priorities when arriving at a new or unfamiliar property and organize work accordingly.
• Provide maintenance coverage during vacancies, leaves, high-volume periods, apartment turnover needs, and other staffing or operational gaps.
• Assist properties with complex, backlogged, or high-priority work orders and maintenance projects.
• Support communities preparing for inspections by identifying deficiencies, completing repairs, and helping ensure properties meet applicable standards.
• Partner effectively with property-based maintenance and management teams, adapting to the needs, systems, and priorities of different communities.
• Serve as an experienced maintenance resource to other team members by sharing technical knowledge, troubleshooting approaches, and effective maintenance practices.
• Assist with special projects and portfolio-wide maintenance initiatives as assigned.

Apartment Turnovers

• Independently assess vacant apartments, identify required maintenance and repairs, and complete skilled turnover work to prepare homes for incoming residents.
• Troubleshoot and complete plumbing, electrical, appliance, carpentry, drywall, hardware, fixture, and other repairs associated with apartment turnovers.
• Identify work requiring specialized vendor support and communicate those needs promptly to help maintain efficient turnover timelines.
• Ensure completed apartment homes meet Aeon's standards for safety, functionality, quality, and appearance prior to move-in.

Preventative Maintenance & Building Operations

• Perform and document preventative maintenance on building systems, equipment, apartment components, and common areas.
• Monitor the condition and performance of building systems and identify emerging concerns before they become significant or costly repairs.
• Assist with routine building inspections and promptly address identified deficiencies.
• Support the overall cleanliness, safety, functionality, and appearance of Aeon communities in partnership with property teams and vendors.
• Assist with seasonal property needs, including snow removal, salting, sanding walkways, and other weather-related responsibilities when needed.
• Coordinate appropriately with vendors and contractors, including providing access, communicating maintenance needs, and reviewing completed work as assigned.
• Maintain tools, equipment, materials, and work areas in a safe, organized, and professional condition.

Resident & Team Support

• Provide courteous, respectful, and professional service when interacting with residents, visitors, contractors, vendors, and coworkers.
• Communicate clearly with residents regarding maintenance needs, repairs, access, and next steps.
• Build positive relationships with residents while maintaining appropriate professional boundaries and respecting residents' homes and privacy.
• Communicate effectively with Property Managers and maintenance team members regarding property conditions, outstanding repairs, safety concerns, and recommended next steps.
• Collaborate across departments and properties to help resolve maintenance challenges and support effective building operations.
• Follow all Aeon safety policies, procedures, and applicable regulations while maintaining a safe work environment.
• Model professionalism, accountability, quality workmanship, and strong customer service while working across Aeon communities.

Skills & Qualifications

We're looking for an experienced apartment maintenance professional with broad technical knowledge and the ability to independently diagnose and resolve a wide range of building and apartment maintenance issues. This role requires the ability to move between different properties, quickly assess unfamiliar situations, determine priorities, and complete high-quality work with limited direct supervision.

Additionally, this role requires:

• Significant hands-on experience in multifamily apartment maintenance, with affordable housing experience as a plus.
• Broad working knowledge of plumbing, electrical, HVAC, appliances, carpentry, drywall, hardware, and general building systems.
• Demonstrated ability to independently diagnose and troubleshoot complex or less routine maintenance issues.
• Strong mechanical aptitude and ability to identify the root cause of maintenance problems and determine effective solutions.
• Ability to independently organize and prioritize work based on urgency, resident impact, safety, property operations, and available resources.
• Ability to adapt quickly to different properties, building systems, teams, and operational needs.
• Commitment to completing repairs correctly and to a high standard of workmanship.
• Ability to recognize when specialized expertise or vendor support is required and communicate those needs effectively.
• Ability to maintain accurate maintenance records and work order documentation.
• Ability to communicate professionally and build positive relationships with residents, coworkers, vendors, and contractors, engaging in communication that is culturally responsive, ensuring consideration for differing needs and expectations.
• Ability to provide knowledgeable support and share technical expertise with other maintenance team members.

• Valid driver's license, reliable vehicle, and current vehicle insurance required.
• Ability and willingness to travel regularly between Aeon properties throughout the Twin Cities.
• Must own basic maintenance tools.

Physical Requirements

• Ability to stand, walk, reach, climb, bend and kneel for extended periods of time.
• Ability to conduct property tours and inspections: Includes walking through hallways, stairwells, leasing offices, common areas, and vacant or occupied apartment homes. This may involve navigating multiple floors and uneven surfaces.
• Ability to lift up to 30 pounds frequently and 50 pounds occasionally.
• Ability to reach above and below the shoulders.
• Ability to use hands and fingers to grasp, twist and pull.
• Ability to withstand external weather conditions such as working outside in the rain, cold, heat or other adverse weather.
• Ability to quickly respond to sights and sounds that may pose a threat to persons or property.

Certifications/Licenses

Candidates must currently hold or be able to obtain the following certification within the first six months of employment with Aeon. Aeon will support the Maintenance Technician with obtaining certifications through training classes and/or by paying licensing/certification fees where applicable:

Compensation, Hours & Location

This position offers a pay range of $30-$32 per hour, depending on experience and skill set. This full-time position follows a Monday - Friday schedule from 8am to 4:30pm. Flexibility may be required to meet the needs of the role, including occasional adjustments for resident events, community activities, meetings, or other property-related responsibilities. This is an in-person, roving position supporting Aeon properties throughout the Twin Cities. Work locations and assignments will vary based on portfolio priorities, staffing needs, maintenance projects, and other operational needs. Occasional work at Aeon's Central Office or training facilities may also be required.
