    Rights & Restrictions Specialist

    Location: Akron, OH
    Employment Type: Long-Term Contract
    Schedule: Full-Time | On-Site

    We are seeking an experienced Rights & Restrictions Specialist for a long-term contract opportunity supporting electric transmission infrastructure projects in Akron, OH. This position will focus on reviewing, analyzing, and documenting real property rights, title records, easements, and right-of-way agreements associated with transmission line corridors.

    The ideal candidate will have a strong background in title research, right-of-way, easement review, legal document analysis, and GIS/mapping applications, with the ability to translate complex property documents into clear, structured data.

    Key Responsibilities

    • Review and analyze easements, deeds, land contracts, rights-of-way (ROW), permits, and other recorded property agreements.
    • Interpret complex legal descriptions, property rights, restrictions, conditions, and encumbrances.
    • Extract and summarize key terms from legal documents into standardized spreadsheets and databases.
    • Conduct property research using public land records, county recorder systems, title commitments, and historical deeds.
    • Research property ownership, ROW boundaries, easements, and other property encumbrances.
    • Utilize GIS and mapping applications to cross-reference legal descriptions, tax parcels, survey plats, and spatial data.
    • Coordinate with GIS, project management, engineering, and other project stakeholders.
    • Perform quality-control reviews to ensure accuracy and consistency of land-rights documentation.
    • Maintain organized records supporting transmission project development, risk mitigation, and regulatory compliance.

    Required Qualifications

    Candidates must meet one of the following education/experience combinations:

    • Bachelor's degree plus a minimum of 4 years of relevant experience
    • Associate degree plus a minimum of 6 years of relevant experience
    • High school diploma plus a minimum of 8 years of relevant experience

    Additional requirements include:

    • Experience in title research, property rights research, ROW examination, easement review, or legal document analysis.
    • Ability to read and interpret deeds, easements, land titles, legal descriptions, encumbrances, and related property documents.
    • Experience with GIS applications such as ArcGIS or QGIS and the ability to interpret parcel maps, survey plats, and spatial data.
    • Strong Microsoft Excel skills and experience managing structured data.
    • Excellent analytical, organizational, and written communication skills.
    • Strong attention to detail and ability to independently manage high-volume document workflows.

    Preferred Qualifications

    • Bachelor's degree in Real Estate, Urban Planning, Paralegal Studies, Business Administration, Geography/GIS, or a related discipline.
    • Previous experience supporting electric transmission, utility, pipeline, or other linear infrastructure projects.
    • SR/WA designation or paralegal certification.
    • Familiarity with county land-record and recorder systems in Ohio, Pennsylvania, Maryland, West Virginia, and/or New Jersey.
