    Job Title: Residential Maintenance Manager
    Department: Property Management / Maintenance
    Reports To: Regional Property Manager or Community Manager

    Position Summary

    The Residential Maintenance Manager is responsible for overseeing all maintenance operations for a residential community, ensuring properties are safe, functional, and well-maintained. This role supervises maintenance staff, coordinates repairs and preventative maintenance, manages vendor relationships, and ensures compliance with company standards, safety regulations, and local building codes. The ideal candidate is a hands-on leader with strong technical knowledge in HVAC, plumbing, electrical, carpentry, and general building maintenance.

    Key Responsibilities

    • Supervise, train, schedule, and evaluate maintenance technicians and grounds staff.
    • Plan, assign, and monitor daily work orders to ensure timely completion.
    • Oversee preventive maintenance programs for apartment homes, common areas, and building systems.
    • Coordinate unit turns to ensure apartments are move-in ready by scheduled deadlines.
    • Troubleshoot and perform complex repairs involving HVAC, plumbing, electrical, appliances, carpentry, drywall, painting, and mechanical systems.
    • Manage emergency maintenance situations, including participation in an on-call rotation.
    • Inspect completed work to ensure quality standards are met.
    • Maintain inventory of maintenance supplies, tools, and equipment while controlling costs.
    • Obtain bids, coordinate, and supervise outside contractors and vendors.
    • Ensure compliance with OSHA regulations, Fair Housing standards, EPA guidelines, and local building codes.
    • Maintain accurate maintenance records, inspections, work orders, and preventive maintenance schedules using maintenance management software.
    • Develop and manage departmental budgets while monitoring expenses.
    • Conduct routine property inspections and identify capital improvement needs.
    • Promote a clean, safe, and professional environment for residents and employees.
    • Respond professionally to resident maintenance requests and resolve concerns promptly.

    Qualifications

    • High school diploma or GED required; technical certification or trade school education preferred.
    • 5+ years of residential or commercial maintenance experience.
    • 2+ years of maintenance supervisory or management experience preferred.
    • Strong knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, drywall, painting, and general building maintenance.
    • EPA Universal Certification preferred.
    • HVAC certification preferred.
    • Valid driver's license with acceptable driving record.
    • Ability to use computers, maintenance software, Microsoft Office, and mobile work order systems.
    • Excellent leadership, organizational, communication, and customer service skills.
